Hmm then the consideration is to buy the plot of land and pay it off, and only build in about 2 years. How is it with the building obligation... 2 years... do I have to start within 2 years or can I delay it a bit? Furthermore, if the city has a repurchase right, if it doesn't work out within the 2 years, I would definitely have to get rid of the plot again at the same price?

Kiga costs 30 and 50 euros is for food.. you pay a maximum of 50 for the food even if the price for the food would be higher

You can find out the regulation from the [Gemeinde]. As a rule, you must have started after x years and moved in after y years. Otherwise, the property reverts to the city/[Gemeinde], and you bear the renewed costs for it.

If you are currently saving only €300 per month, the question is whether that will change in the future? If you wait 2 years now, we would have 300*12*2 = €7,200. It actually makes no difference. Therefore, I would suggest:

a) Make the most precise statement of income/expenses
b) Discuss the exact costs with the house construction company including ancillary building costs + calculate at least 10% on top
c) Inquire at the bank how much the financing would cost monthly
d) Make another statement of income/expenses including the financing. It must not result in +- 0 and no savings amount. In my opinion, one should still be able to save at least €1,000 per month. However, I am quite risk-averse.

Don’t let others talk you down. Especially since you write multiple times that these costs are for the house with bathroom, with garage, with additional costs, etc., and I have read here at least 5 times that there are still this and that extra to come, because exactly these things you mentioned are still added, just so people can keep believing that their house construction wasn’t planned too expensive. It doesn’t always have to be 3000€ per sqm... By the way, you don’t need the outdoor area immediately and can save a lot there. What’s important is that you look at several additional cost breakdowns from others and get prices yourself and ask around. Then you can calculate your additional cost statement very precisely. Go to a page with a financing calculator, enter 2% repayment at 90 percent loan-to-value and see what you have to pay monthly. Anything above that you can pay as special repayments. (For a 400k financing 15 years just under 1000€ monthly, with KfW through higher repayment maybe 1200€)

So I planned back in 2012 and built in 2013 with a lot of own contribution. 160sqm living space, 2 full floors with attic, no basement and no garage. Costs with land and all additional costs were 330,000€, saved about 70,000€ with own work.

My income at the time was 2100 net without Christmas bonus and profit allowance (with 2400). I paid 1400 monthly for the financing and always had enough money to keep building; that means outdoor area, 2 garden sheds, 2 terraces, parking spaces. Meanwhile, a bill for the road came in and I am now at 350,000€ total borrowed. I earn 2650 net now (3200 with everything) and have a repayment of 2000€ (because I changed a KfW contract and now pay extra monthly until my big loan is refinanced in 2022) I manage fine with the remaining money. Attached is my statement of actual costs without financing (still missing 69€ photovoltaic income) I live with my girlfriend, she only pays 100€ additional costs and I always have a leased car max 200€ monthly with tax and insurance. I live 2 km from work and refuel once every 2 months. I eat out a lot and go on vacation at least once a year (last year Mexico 11 days 575€ overnight with breakfast) and several excursions with up to 2 overnight stays.

Much depends simply on attitude. I never, really never, need expensive brand devices and brand clothes. I always buy price-performance oriented and get along well with my money. In 2022 when the follow-up financing comes I will pay 1200€ monthly and have a huge sum I can pay annually as special repayment. So the whole house will be completely paid off without equity after 20–25 years.

Don’t let others put you down. Welcome to fairy tale hour.
You say you pay €2,000 of €2,650 income for the house. But your Excel sheet shows about €1,150 additional costs. Do you notice that?
Even with extra payments etc., it doesn’t work because life brings other costs that are not in your Excel.
