Property acquisition - Is the construction sum financeable?

In my opinion, rather not. It is estimated that with full financing you would end up with an installment of €1,100 - €1,300. In addition, there would be ancillary costs of €400 - €500. The house alone would therefore cost about 50% of your net income. Then you still want to borrow €30,000 from your brother. That also needs to be paid back. Difficult.

Why not first buy the plot of land -> pay it off -> build equity and then build in 4-5 years?

Since there is a construction obligation of 2 years and building prices will surely continue to rise. The thing with the brother can certainly be resolved differently, that he gets part of my inheritance or I repay him something in a few years.. we did the same back then with his house purchase. The location is really great, otherwise I would have long dismissed it..

Daycare was listed at 80€/month (that’s not even enough for the food at my daughter’s facility!), other insurances 50€/month, vehicle tax + insurance 95€/month, and the fueling should be included in the 600€ from the household account. Yes, car repairs or a reserve for replacement were not listed.

I only quoted the OP who explicitly said the difference to the stated (very low) savings rate casually went to: outings, ice cream, clothes, eating out...

Therefore, complete agreement with : household budget book and see where the money goes. Then you can consider whether to reallocate that to the "house payment". 500€ per month for shopping/Amazon, that’s already a statement...

Personally, I have been keeping a household budget book since 1999. And that’s why I also know how much I have to set aside monthly for vacations and payments that only occur once a year.

What I don't understand is, when you ask the question, it makes sense, and everyone says rather no, why do you obsessively stick to such a project? If you only hear what you want to hear, then go for it! It fits, you’ll surely find someone to finance it!!! Why not a smaller one? Maybe look at existing properties? Maybe start with a condominium? I would also like a house like or but since I can't afford it, I'm happy with less!

I have long since stopped wondering about things like this here. He is not the first and will not be the last. What use is it to have an offer from the general contractor if you do not know what to pay attention to. By the way, I think highly of the mentioned general contractor; one of our neighbors built with them. But that by no means means that the land + house offer = move-in ready, livable, and usable without additional costs.

You pay more than €80 per month for lunch at the daycare? I find that expensive. For example, we pay €2.50 per day. I believe the municipality contributes a small part, but to be honest, I'm not entirely sure. Once again, it shows how big the differences are.
