Leave it! Does not match the income. House for 329k is rather unlikely! You will end up all in at easily 600k, 2k income is missing!

@aphordite.. these are prefabricated houses at fixed prices.. very transparent company (Dennert) so the 329K is really realistic there.. base price of the house is 257K => after additional construction costs, garage etc the offer comes to 329K

Everything that is included is listed transparently. That is correct. What is interesting is what is missing, and based on experience these items do exist. If the expected income development trends well upwards, I see no problem. If not, then you will probably spend many very lean years in your own home. It wouldn't be worth it to me.

Add to that the ancillary purchase costs for the land purchase price such as tax/land registry/notary etc... For the house, additional construction costs/garage/outdoor facilities/upsizing etc.... I’m sure I forgot something! Minimum 550k depending on the region and land, rather 600k, that just doesn’t add up!

I also say better to do than regret, but in this case, 2k income is simply missing! But everyone is, as is well known, the architect of their own fortune...
