These 100k from the employer or me are savings contributions from me and vwl that flow into a fund... it's just a current status the 100k (of course it can also be less or more)

Although it's off-topic, still: There are companies that offer excellent retirement benefits. For example, some colleagues of mine retire with around 600K in assets. Of course, they have also contributed themselves. Nevertheless, just from the employer's share, more than 100K in assets accumulate. Compound interest of around 5% over the years says hello.

Even if you don’t want to hear it, it doesn’t fit! The average price per sqm is 2000, more like 2200€. On top of that come incidental building costs, outdoor facilities, garage, upgrades etc... with everything included you’re at a minimum of 450k just for the house and everything around it, plus the purchase price plus incidental costs for the plot! If you don’t want a really nasty awakening, that means tightening the belt very hard and do you want that with a small child? The initial question was whether to do it or rather leave it! In this case better leave it! Sorry but honest assessment!

Hello, the loan amount still matches the income. They are only working hard for the house.

The problem is simple: you don’t know what loan amount you need, and in the end, when you think everything is safe, you’re still missing a high five-figure sum until everything is finished and you’re satisfied—and I’m not talking about 20k€. We don’t calculate without reason with 2,200€/sqm of living space (excluding basement) + plot x€ + 30k€ ancillary construction costs + 20k€ minimum landscaping + 20-30k€ garage + kitchen 15k€ + 5k€ for small stuff.

If you can handle that amount and not just vegetate with the rest, otherwise leave it. Mentioning inheritance and pensions in 30-40 years as an argument isn’t really positive either, is it? You have to service the loan now and live on what you earn. Everything else is more like rose-colored glasses.

We have also built with Dennert; if the price is stated like this in the offer and the equipment provided is OK for you, then you will also get the house from Dennert for that price.

However, I still consider the overall calculation to be too tight (additional construction costs, interior work, etc.) and the loan is also a heavy burden compared to the income. Many things are possible, but I would think carefully about whether you want to commit such a large amount of money.
