The Bavarian home ownership allowance unfortunately also ends this year. Only those who manage to move in this year will still receive it.

With 2000 groschen you now finance almost 600k or something like that. According to your theory, the OP basically has 0 income at the moment? I am with Hampshire. Feasible but there are various losses. I wouldn’t do it either. You would only live for the house. If you like the plot, then buy the plot. Invest your surplus money in repayment and build later. Possibly with inheritance and more frugal years or if the better half should go full-time again.

You will manage with at least 500k and that is calculated with a lot of your own effort ... then you have 60k equity ... with a 440k loan I couldn't sleep there even if the price for the land is really good ...

Well, the price here is really high for the plot. It's right in the city....

I would also buy it and wait, but unfortunately that’s not possible because there is a building obligation of 2 years here.

I would need a loan of about 380,000 and would get various things like the kitchen etc. from family... which brings the offer down from 329 to 317 (kitchen price deducted). The offer already includes some patterned items and work, garage etc. Only paving work and garden would be added. I can still live with a residual debt after 30 years, as I would then pay it off through inheritance etc.

Really a difficult decision, no new building areas will definitely be created here in the next few years.

But it almost seems impossible
