We have already noticed that there are massive differences among prefabricated house companies. The differences mainly concern the building fabric, insulation systems, quality of advice, and services before signing the contract, just to name a few.
As an alternative, the classic construction with local companies and an architect is still an option. Here, of course, the planning uncertainty and the risk of possible botched work in individual trades is felt to be higher.
Would it be possible for someone with experience to name the main steps involved in "classic construction" without a prefabricated house company? Who carries out a cost estimate for the construction project in this case? How much lead time should one ideally allow for the first step? (Construction companies are unfortunately currently incredibly busy)
And one last question. If I pay in advance for an architect’s services or ground investigation, can I still include these costs in the financing of the construction with the bank?
