How many users still have to tell you here that no house can be built with the budget and all hints are ignored? How naive can one be?

For 250,000€ (that's at least 500,000 DM!!!!!) you can easily build a house, a pool should still be possible too. The people here are all massively exaggerating. They have all secretly agreed among themselves and are just really jealous of your possibilities because they can't afford a house themselves.

30-40T€ ancillary construction costs
50T€ for a utility basement
10T€ for painting work
10T€ for the most necessary outdoor facilities
10T€ for carport/prefabricated garage
1500-1600€/m² Energy Saving Ordinance house in standard equipment
10-20T€ for sampling surcharges

You mean there is a development plan. The city does not care at all whether it can be properly built (in terms of load-bearing capacity and necessary foundation work).

Now I want to build a prefab house. Total budget €250,000. The plot is about €90,000 so the house may cost €150,000

Hopefully you haven’t signed yet with Allkauf Haus. Therefore, take all tips and advice from this topic (e.g. about things like earthworks / house connections) and dig some holes so your seller can deal with it.

And if it should be something reasonable, then the listing from Musketier is really a very good guideline!
