So far, I can only agree with the others that there is still quite a bit missing in the price you mentioned! I speak from experience, as we built with one of the companies you named. However, if you have a good sales consultant from the respective company, they will also tell you that. Just have a look at construction blogs of the companies you mentioned and read through what these homeowners have experienced, and maybe contact them and ask about their experiences.

Well, I’m not going to be the first one to build a basement. Why should my soil be something special? Excavator, dig out, done. Maybe I’m lucky and a meteorite hits 2 minutes before.

Thanks dindin, I will do that. But somehow it doesn’t make sense. The house being offered to me costs 200,000 finished, so why should it be more expensive if I take care of drywall, painting, tiles, and flooring myself? Somehow unrealistic.

And again, my question was actually only about the 1200€ per month. Nobody answers that.

Do you have a soil report? Without it, it is reckless to calculate with any values.

And to say that the soil is the same everywhere is naive.

A coworker didn't have a soil report done, had to pay €60,000 during the earthworks. Yeah ^^

So the plots we are looking at all have a building permit and can be developed. When the time comes, I will certainly also commission an appraisal. But we are still miles away; we have only been planning our project for 7 days and are gathering information. We have also looked at and received advice on the show house from Allkauf Haus. It does not have to be Allkauf Haus.

Quite simple. If the soil is clayey or loamy (which it mostly is), it is not suitable for backfilling because it cannot be compacted. Disposal costs for the excavation are usually not included in the price unless explicitly stated in the construction service description. Also, if additional measures are needed under the basement slab due to low load-bearing capacity. Fill material also costs a good amount of money if your own is not suitable. A construction road, crane area, construction fence, etc. is often not included either. Drainage of light wells is also not included. If your excavation pit fills up with rainwater, a pump sump may be necessary.

Better to plan for the worst case and make special repayments if you don’t need it.

If the plot is fully developed, I would calculate 5000€ for the house connections, naturally more for gas.
