The first mistake you make is that you compare Massa Haus and Allkauf Haus, they are one and the same company! Then you definitely do not have an overview of what is missing. Who connects your house to the public network? Depending on the federal state, for example, you need a multi-utility connection, which is not included, for example. Who does your landscaping? You yourself? Okay, who pays for the materials? How many sockets and switches do you have per room? KFW 55 with which heating?

These are the smallest problems for me. The house can gladly be ready in 2 days but the roses can wait until they bloom. Exactly like the sockets. I’m not going in with 0€. Of course I need a kitchen and tiles and parquet! That’s not what it’s about; I just wanted to know if 1200€ is enough. We haven’t been to your bank yet. The plot is fully developed, is that what you mean? Gas boiler. But I’m thinking about installing a heat pump. But I can do all that afterwards too. The base plate and cellar will also be done by Allkauf Haus. The house is offered bare for 115 thousand. With all the packages and cellar and stairs and base plate it’s 157,000. But we are still considering.

Plot including ancillary costs? So notary and property transfer tax? Then that's almost another 10,000 on top.

Are all incidental construction costs included in the house price? Utilities with 5,000-10,000? Insurances? Construction electricity/-water?

What about excavation? Who pays for that? What have you saved?

I calculate additional construction costs again with €30,000 for all these side things. If Allkauf Haus says we are doing the foundation slab and the basement, how are they supposed to do that without excavation? Or are they not doing that? That would be nonsense, I am also paying for the assessment and architects and so on. Just the basement and foundation slab cost about €20,000.

100% the basement builder does not do the excavation! You also have to pay for the landfill costs yourself. If a soil survey has not been done, good luck with the foundation; if anything is changed regarding the foundation, you pay.
