And turnkey does not mean much, for example, the outside can all be shell construction without backfill, no connections, etc.

Pay attention to the word "bauseits," you have to pay for all that additionally, which can include construction electricity including the box, access road, construction toilet, and so on.

Equity is about €30,000, we are 25 and 31, €1200 I meant total including utilities, so cold rent I calculated about €800-850.

Fully developed usually means up to the property boundary. On your property, you have to arrange electricity, water, sewage, telecommunications (,gas, cable) yourself, which can vary between 5,000-10,000.

If you mostly do it alone only in the evenings/weekends for a few hours, you will need more than a year for that, during which you really have no time for anything else besides work and the house, don’t underestimate that, it can be very exhausting. Also, Allkauf Haus and others supply material, but not the tools and all consumables. That would add a whole lot of extra costs for you. Looking at the budget, I would agree with the initial answers, either increase the budget or reduce the area (no basement, 120 sqm or comparable), then it could work with a lot of own work and low expectations. The topic of outdoor facilities was also mentioned, and that did not mean luxury, but basic things (yes, you could also enter the house via a Euro pallet and park in a mud pit for two years), and with that you are quickly at 10,000 euros.

First of all, you should explore with the bank what you can get. Your maximum rate provides the repayment for the loan, but how high the interest rates are and how long you want to repay must be discussed with the bank. From this, the loan amount is derived, which plus equity capital then forms the available budget.

And from this budget, you then pay

    [*]Land, plus incidental costs such as notary and land charge, possibly broker
    [*]Secondary construction costs (house connections, earthworks, ...,)
    [*]Basement and house in shell construction

    [*]Interior finishing
    [*]Outdoor facilities

At the moment, you only have land and shell construction in mind, obviously not the rest. Own contributions are very time-consuming, we are realizing that ourselves right now. Are there already children? Then prepare yourself for long months on a construction site! "I can also do that later" is a VERY dangerous phrase!

By the way, the costs above will increase as well: Take a close look at the development plan, there are often some pitfalls hidden there. For example, we had to build a cistern, which is another 5-6K€ more. Or our outdoor facilities must be completed by July next year, otherwise surcharges on the land could be demanded by the municipality.

By the way: a building permit is not granted to the land, but to the house that is built on it. So you do not have a building permit yet! And the permit itself and its costs depend on what is allowed to be built and how one wants to utilize and possibly exceed that.

Very good post! In addition, there are construction period interest (and possibly commitment interest) and expenses (appraiser, topping-out ceremony, travel costs, ...). Regarding the question of how far 1200 euros will go: As a rule of thumb, one can calculate with an annuity of 5% (i.e. initial repayment rate + interest rate = annuity). If the monthly installment is to be 1200 euros, this results in a loan amount of 1200 euros * 12 / 5% = 288,000 euros.
