Prefabricated house - Remove sanitary service from the service?

Hello everyone,

we have a sampling appointment with our house provider tomorrow, so I would be very happy to hear your opinion today.

Our responsible project manager pointed out to us today that in order to save costs, we could also exclude the sanitary services from the contract. This way, we could buy the fittings and such cheaper on the internet and save a lot of money, provided we find a willing installer.
When asked whether at least the connections and piping would then be done by them (timber frame construction), the answer was yes, everything is connection-ready, so that only the items need to be screwed on. There was an additional note that we would have to install the shower drain in good time before the tiler.

That sounds almost too easy for us, which is why we are suspicious again. I estimate we could save several thousand euros here, but is it really that simple? What do you think? And how do you assess the situation regarding the warranty if water leaks somewhere?

We have a plumber in our circle of friends, of course we would have to talk to him as well, but unfortunately not feasible before tomorrow.

I would be very, very grateful for any answers...

Calculate for yourselves how much you save. In the event of a warranty claim, you may only have a chance of obtaining cost coverage with the help of experts.

Do you see a chance there? It might be a problem sometimes. Most people don't like to do that very much.

We definitely have to do some calculations; for this, the house manufacturer has to create a list first, once we are done tomorrow.


As already mentioned, we have a friendly plumber whom we would ask...

How do you assess the situation? I am a complete novice and don’t dare take on too much. Is a prefabricated house manufacturer really already so pre-equipped that you only have to "simply" screw on the fittings, toilet, water drain, etc., and the rest should fit?

I am especially worried about the concealed fittings in the shower...

I don't think I would remove something like that, even though it probably helps a lot. I also wouldn't expect everything to be handed over completely ready for connection. They would be pretty stupid if they did the work up to the point where the big money-making starts.

But if that is the case, the further work is certainly no rocket science for an average skilled DIYer.

An alternative could also be to only take the minimal standard and then buy the objects that are not liked yourself. All extras (accessories like soap dispensers, toilet brushes, etc., base cabinets, shower baskets, and whatever else) of course have to be purchased yourself. The prices are beyond good and evil.

I'm not completely sure about that either, he described it very easily and said the margin for the objects only goes to the installer.

As I said, it sounds way too simple to me as well, which is why we don’t really trust the deal. We're just afraid of ending up in the house one day and nothing being done, that would be the worst-case scenario and in the end, we’d still be blamed if there are delays. We have no idea what the worst-case scenario could look like at all: no pipes in the wall; no proper handover point; the wrong connections for these fittings...
