Hello everyone. As you can see, I am new here and looking for advice. We are 25 and 27 years old, both employed, and our monthly net income is €3100. We have no equity (we are already aware of the risks). Now, by chance, we have a piece of land in sight. Far and wide, it is the only one that meets our expectations (small, no more than 500 m²). It was more or less a "random find." Although we agreed that we want to build a house someday, we did not expect it to be right now. We want to build on the edge of the Harz mountains, in Lower Saxony. That’s the basic data.
In the past few days, we have spent a lot of time on the topic but have not come to any real conclusions yet. Initial telephone appointments with banks have taken place; without equity, it is not impossible, and there were also very reputable, well-known banks involved. Further appointments with first companies and other banks are planned for next week. But I would also like to exchange ideas with "normal" homeowners to get realistic assessments because we may also belong to these "normal homeowners."
Does anyone have experience with building a house in our income range? Is it feasible not only on paper but also in reality?
Then the big question arises whether we want a solid house or a prefabricated house. Twenty years ago, when my parents built, prefabricated houses were still frowned upon. Nowadays, this has probably improved immensely. Basically, we are still undecided. We see major advantages in prefabricated houses with the absence of moisture, clearly the price (is that really so?), and according to reports, there is less botched work. I hope to gain some experience from you on this.
The last point, of course, is to contact companies. I am a bit wary of regional developers and would rather get in touch with "larger" companies like Viebrockhaus (probably very expensive), Massa Haus, Arge, etc. Here too, I hope for an initial exchange with you.
