Does that mean that the demolition concerns a house that is still currently occupied?
Is it your father's house, which he would sell to you with the property for 100,000?
What year was the house built? Can't it be renovated or modernized?

Hello,

If it really is a small house, meaning no larger than 100 sqm, it should – as you describe the current situation – just about work out. You just have to be careful not to fall for any cheap offers; nobody gives anything away! That means if you get the wrong consultant, it will become very tight for you in terms of additional financing.

It can happen; try to internalize it correctly right from the start: ½ floors don’t exist legally, only full floors. Even if one of the users here claims to have read x.5 on a development plan; even officials are only human and make mistakes

I would basically only need to continue financing my father's loan; there are still about €90,000 to be paid. Plot value without the house, according to the bank, currently valued at €250,000.

So you have to imagine there is a house and a huge barn on this plot. The barn is attached to the house. The house is supposed to remain for my parents. I would like to demolish everything from the barn onwards and build there (the barn consists of 80% untreated wood). Of course, it would be better to demolish everything. But where would I put all the furniture initially, and where would I let my parents and myself sleep in the meantime? The house can possibly be modernized later and maybe rented out cheaply or demolished entirely sometime. Yes, it belongs to my father, and as I said, I would basically buy it from him, but he would practically "gift" it to me by me taking over the contract. Year of construction unknown, I think it is not written anywhere; it is unknown. I guess around the year 189x or something like that. Only a core renovation of the house is not worth it. The rooms are way too small. Basically, the house only has a living room, kitchen, upstairs bedroom, bathroom, and a storage room at the entrance downstairs. It is probably around 90 sq meters of living space.

Then please clarify with the building authority in advance whether a second residential unit is allowed to be built instead of the barn before you initiate the next step.

So it is indeed a "normal" 1.5-story house (there are "turnkey" ones already under 150k) on a basement in a hillside location, with entrance through the basement. Property with existing old building and barn, barn is to be demolished, old building at least temporarily to be retained.

The critical points I think will be
1) the permissibility of the development, I would also ask whether the property might be divisible, that could make things a lot easier
2) the demolition costs of the barn (often underestimated, then possibly a renovation of the newly exposed house facade and the aftercare of the soil, possibly filled with the excavation from the new house),
3) the costs for the basement (depends on local details, no one can say from afar).
4) costs of the new house connections and ancillary facilities
5) then of course also the structuring of gift/loan assumption/inheritance.

Presumably, an extension cannot be made as easily "from the catalog" as a detached house while complying with setback distances (check in the State Building Code of Baden-Württemberg and recalculate/measure).
