If a semi-detached house has always been your dream, then go for it. Otherwise, I would stay in the apartment and wait to see what time brings.

Since it has been so difficult to get a plot of land in recent years, it certainly sounds tempting at first. But many people are now giving their plots back, so I would really only go for it if it is what you have always wanted.

You wouldn't wish it on anyone, but people have failed their teacher training exams before. And is it even certain that you will find a teaching position nearby? Sure, there is a shortage, but the school also has to register the need...

I currently see your position as rather mediocre. The bank looks at what is currently available, not what might be available in a year.

If we assume that you are building for 3,500 EUR/m², 140m² with a clearly upscale finish (KNX, oak parquet, kitchen certainly not from Roller, etc.) then including the land, additional costs, construction incidental costs, garage, garden you easily have a requirement of 800,000 EUR. Even if that is only at 1.1%... then you have... 600,000 EUR debt? Does that add up?

I would also think about that carefully. We ourselves live in a semi-detached house. Of course, it is something different from a condominium, but it is also not a single-family house. Privacy is only limited here as well. Therefore: What is your wish? If it is a single-family house, then I would stay in the apartment, continue paying it off, and wait for a suitable opportunity.
Otherwise, you will end up in the semi-detached house, but actually want something different again, and on top of that will have taken on much higher debt.
An affordable apartment where you live contentedly is very valuable. In the new semi-detached house, you don’t know in advance how it will turn out. Will the construction go well? Will you stick to the (already high) costs? How are the neighbors? Will you be more satisfied there in the long run than in the apartment? etc.

Thank you for the feedback, I have now also learned that 109 sqm, so just under 60k, is spent only on the access road which the city does not pay for. So I can understand why it is still available.

The arguments are rather against it at the moment. Especially as mentioned before, you can also fail through the Ref, although she is doing very well so far. Nevertheless, if a permanent position with tenure is available, we are looking at about 6-7k net. Thus, other options are open and we might then look for a single-family house. Unfortunately, the current condominium already offers us a high standard from which it is difficult to go down. I would especially miss the fun with KNX as a hobby. The other co-owners are also super nice and we often have a beer together.

What annoys me the most, however, is the audacity of the municipality to put up plots for young families at a price of 580€/sqm. The village is not even well connected and is not very close to Freiburg.

There is no upscale standard for cheap. In a semi-detached house? And even with a detached house, you would have neighbors on the left and neighbors on the right. This plaything will very likely be replaced soon anyway, once the "new" phase is over.

At the moment we have already been living here for 2 years and I keep tinkering with it from time to time. Integrating the lawn irrigation, the vacuum robot, the air conditioning, etc... I also occasionally adjust logics and the presence detectors. I wired the control cabinet myself anyway and parameterized the components, so changes are easily implemented. But still, I believe that prices will go down slightly and as soon as we both work full time, maybe more can be financed, possibly also a better loan due to the civil servant status.
