is deceptive. Use a scale: I see at least 6 meters in width there. The hedge alone is roughly about one meter wide. If the reserved garbage area is fenced with a hedge, you can easily subtract about 15sqm of space. By the way, the textual stipulations, which you have not posted here, state that garages may only be built within the building window. Therefore, you basically win nothing except a small leftover strip of land, which you can do little with, exactly what you are trying to oppose.
