If it were different and accordingly your desire for ownership was manifest, you would also be looking in other areas of or around Cologne. There are very nice areas; also cheaper than the offer you are interested in.
I think for many, simply creating ownership ranks even higher than it does for us and especially represents a kind of strategic life decision. For us, it is more a means to an end. Only with ownership can we get a truly bespoke house (and by that I really mean bespoke with a soundproof TV room, bus system, etc.) and contrary to the opinion of many, we don’t even see it as a financially more sensible decision compared to renting. When you do a full cost and opportunity cost calculation, the tenant usually comes out ahead – all the more so, the higher the share to be financed. Of course, it is assumed that one is strategically saving a significant amount monthly, which would otherwise more or less dissipate ineffectively in the form of loan interest. That there are plots around Cologne that cost less than half is completely clear. Certainly, they will be just as nice or even nicer in the microenvironment. But it is also a question of centrality. That’s just a matter of what one wants. We are quite clear on that. The problem lies less in the higher plot prices in Cologne, but rather in the longer waiting times due to the lack of good plots. If it were different, if one were only willing to spend half the money that the mentioned plot costs, then one wouldn’t have to look any further, unless one wanted to live farther away. But as said; even if we shouldn’t find anything, we will simply continue renting. When I see how much money the owner has put into this property here and that we are renting for 2.9% of that, I can invest the money more sensibly. Not to forget is the maintenance reserve, which still needs to be deducted here.
This is comparable to a long-term, good marriage. The partner wants to be taken seriously and respected; if the togetherness becomes routine or one partner remains single in the relationship, the partnership breaks down. Meaning, as soon as you own a property, you treat your neighbors much more prudently
Yes, something like that. My parents have lived since 1980 with the same people in a semi-detached house. Since 1995, they haven’t spoken a word to each other and don’t even acknowledge each other’s glance. The cause was an incident where my parents had a gardener who trimmed a neighbor’s tree on their side of the property. The neighbor was angry and yelled at my mother that it was outrageous to order a gardener and only trim on their side, that was just impossible. The gardener, mind you, was there for three days for my parents’ very large garden. I personally could not imagine living like that. You don’t even sit on the terrace anymore but only at the other end of the garden so that you don’t hear what the neighbors are saying. Basically, I wouldn’t mind sharing a house with nice people, but I also see that you don’t have 100% influence on that. And even if you see it fits perfectly; then the neighbors can sell the house to a chaotic bunch within six months.... so very clearly – semi-detached house only to rent, so that you can possibly get out quickly again. If owning, then only a generous plot with a detached house in nice privacy.
To then do what? Sell the condominium? And pay speculation tax for it? Rather not
Don’t say that. Right next door, a single-family house was also torn down and a multi-family house has already been built there. There are 5 or 7 condominiums inside.
Whatever you are considering does not work without the seller’s consent. I deleted the listing, so I don’t know right now if a realtor is involved. If so, the seller has certainly entered contractual obligations. Therefore, the realtor would not be amused if the conditions changed unilaterally.
That’s why I posted it here once, since I myself had no idea how to find such an interested party without an official listing on Immoscout. Honestly, I don’t understand why the provider simply doesn’t follow my suggestion and include this option in his real estate offer.

It was only for two days that instead of the entire plot two 800m² partial plots of this property were listed in connection with two Artos developer houses. The company Artos also wanted a realtor’s commission for the plot part. That’s how I even got the idea to buy half here. I called the seller and said I was interested in half of the plot as advertised by the developer and he said the approach by Artos was not agreed upon and that he immediately recalled the company. The offer was then quickly gone again.... no idea why they do it like that....
That’s why I won’t officially publish anything here or even post concrete details about the plot..... I thought someone might have an idea where people gather who are looking for plots in this region, so that I could build face-to-face contacts. Seminars on plot search by prefabricated house builders or similar. But at the moment, it’s basically all futile anyway, because the plot itself will only be inspected when the division is seriously on the table. At the moment I only have the satellite images and look at the front of the house from the street.... then comes the private road.... presumably it’s just that the seller doesn’t want to deal with two buyers here, two negotiations and so on.....
The most elegant way, in my opinion, is to adjust the listing accordingly. With the tenor that a partner has already been found. Then EUR 600,000 is still a lot of money, but no longer 1.2 million.
