Will it possibly be shady because it lacks southern sunlight? Yes! But a clever planner compensates with large window areas on the remaining sides and from above.
Afraid of snow shoveling? – that’s silly. My almost 80-year-old dad clears his 100m long driveway, the sidewalk, and for fun also the neighbors’ path with his snow blower in winter. A few meters won’t deter you, will they?
For number 14, I also see the best chance for a pretty garden in the northwest. In the others, the only green patch is usually blocked by the driveway. So yes – I would also take number 14.
What is the black "dotted line" supposed to mean? Can you place the garage directly up to it?
According to the development plan, the black dotted line indicates a "boundary between areas of different use." I think it marks the boundary between a semi-detached house and a single-family house and multi-family house.
To my layman’s knowledge, the garage could be placed on the boundary. It’s just strange why this was not done in the plan.

I don’t find the objection about snow shoveling unjustified. I work in 12-hour shifts, and if someone happens to fall and makes civil claims, that would be annoying. However, this probably doesn’t happen often and is a minor aspect in choosing the property. Moreover, it snows less and less with us -.-
If I can draw a conclusion so far, number 14 already shows potential and the missing southern sun must be compensated by many windows. Then I just have to hope that the other interested parties are not coincidentally active here in the forum and now also eyeing number 14.
