Planning the city villa - opinions?

Hi everyone,

my wife and I are about to complete our planning which we are doing with an architect. The result is shown in the attached images below.
Since this is a gathering of experienced builders, we would be very happy to hear opinions of any kind.
What has not yet been changed in the pictures but has already been communicated is to move the balcony to the side of the bedroom, as that is also the exit.

The floor plan is almost perfect for us; the positioning of the windows was the last activity where I still see potential.
Especially the question of divided windows or larger windows with one pane.

A nice design. I like the ground floor. Regarding the upper floor, the following things come to mind that personally wouldn’t suit me:

1. Bathroom too small. How big are the shower, washbasins, bathtub in the drawing?

2. Bedroom can only be accessed through [AKZ], do you really want that?

3. Children’s rooms would be too small for me. The bedroom as well, if a wardrobe is supposed to be there.

Personally, I would give up some circulation space and the second bathroom on the upper floor to address these three points.

Hello, I also really like the house. Congratulations!

I would reconsider one detail: In the terrace area of the ground floor, I would prefer sliding doors. In summer, this simply invites you to leave the doors open without any door leaves protruding into the room, which might also need some door stoppers to keep them from moving again and again.

Solid floor plan. Only the benefit of the bay window in the utility room is not clear to me, neither visually nor in terms of increased space.

I agree with my predecessor, although the draft as a whole strikes me as a strange hybrid ("tent roof Bauhaus").


Do you mean (while maintaining the dimensions shown) to omit the middle mullion for the visually two-leaf fixed elements yes or no? – I would be against that, "two-leaf."

What should the appearance (texture) of the surfaces be like anyway? – in the perspective drawings it looks like plaster, with the tent roof I would find clinker brickwork more stylish (and possibly the bay windows in plaster).
