Planning terrace and roofing

I thank you for the understanding and similar attitude. There must be a similar thread here where I suggested the tip of planting as a roof. No one responded, everyone came with 5-10,000€ investments, ... I don’t understand the world anymore. Honestly. I also wonder why people build a house if they a) don’t like sun, wind or similar.

I have it available and it is from 2015. Unfortunately, as a layperson, I don't understand much. Unfortunately, I can't (yet) send you a PM. What is the difference whether we include the permit-free 30 m² (7.50 meters wide and 4.00 meters deep) terrace in the building application or just build it later? You mean the 3 meters to the neighbor? We would keep that anyway, since the terrace is only planned to be built at the back. Under a terrace roof you can leave the furniture and what is on it (more or less) outside throughout the year. Liking is a matter of opinion.

Does the word terrace appear in it? The difference lies in the fact that someone reviews the building application, and if something impermissible is presented, they cannot ignore it, even if it actually bothers no one. If you build permit-free later, no one will notice your violation. Since you observe the setback distances, you are not violating any neighbor’s rights, so even a complaint from a neighbor will come to nothing. This all applies only under the assumption that the city planners really have not concerned themselves with terraces. If the development plan shows that the installation of terraces was taken into account when determining the buildable area, forget my advice. If you show the terrace now and get a building permit without corresponding conditions, you are of course on the safe side.

So at least I also like to sit outside under the glass roof in summer even when it rains. It takes too long for a tree to grow so big and dense that this works. Besides, when it is really big, it shades the solar panels. So we like trees and also have some in the garden but not so close to the terrace. Additionally, I also have the quirk of being able to go "dry from the garage into the house."

So, a little update: the building application has been submitted ... now we'll wait and see what the building authority does with it.

We have also made progress with the terrace roof itself. We will build the terrace across the entire width, but the roofing only about 60%. In addition, a specialist company pointed out a nice design that should suit the house well. So not the typical roofing with a slanted crossbeam away from the house, but completely horizontal ([Terrazza Pure]).

Because of this straight shape, the front edge of the terrace edge is very high, so that the sun firstly comes very far under the awning and secondly, for my taste, it looks very uncomfortable due to the high roof, but that is a matter of taste.
