Planning of a single-family house (basement + ground floor + upper floor) on a 480m² plot

In the model homes, pay attention to the furniture. Often there is a narrow bed in the bedroom, which will get wider with age, or the kitchen is just enough for a microwave, dishwasher, and coffee machine. Walk up all the stairs, go into every house, and talk about the features. Wow, the tiles are great. No, I'd move out, that's not acceptable. If you like something, take it with you to the architect. Always set must-haves, nice-to-haves, and deal-breakers. Nice-to-haves and everything not on the lists is your room for compromise. Do not take any preliminary drafts to the architect.

I don’t want to withhold the result of my tinkering from you since I played around with your floor plan. The result is a house 9.40 m wide and 11.30 m long, oriented to the south. This example shows that your wishes can also be accommodated in a more compact house. And of course the straight show staircase is included ;) I haven’t figured out yet how to put a roof on it. That’s why it currently looks like a flat-roof house. It actually looks better than a city villa anyway ;)

By the way, this stupid show staircase is still important to my wife at the moment, but I am already trying to talk her out of it - we are now even considering that a landing staircase might be okay :-p

A show staircase does not have to be straight. Our neighbors have a quarter-turn oak staircase in the folding structure. It is completely open, without a railing, and looks great - since you do not plan to have children, something like that could also be an option.

On the contrary, in every proper castle there is a quarter-turn staircase (wide enough, with a beautiful railing). The stairs to the hayloft, on the other hand, are never spiral but always straight.

So, good evening to all readers ;) We have now gone through several rounds with the architect and revised and discarded floor plans. Now it is quite final and we are moving forward with the inquiry. Of course, small details will still be revised here and there.
