Planning narrow plot for flat roof house with 224 sqm

Why does everyone think the OP wants to save money? My impression is not that - at least I would not recognize that as a primary goal.

I don’t see it either. This is a big cube-shaped house, and I think the space fits accordingly. I have one more thing to complain about: in the kitchen, there is only space for two tall cabinets. That’s not acceptable to me. There has to be more space. Although there is cabinet space on the opposite wall, it’s not deep enough to fit a refrigerator, oven, dishwasher, and similar appliances. I would plan for at least three tall cabinets side by side – especially since there won’t be any upper cabinets (for spices and such) within easy reach. I also find the wardrobe cabinets insufficient. Without measurements, I estimate about 3 meters of walking space. With these house dimensions, I would expect at least a large shoe area and a bag chamber. Actually, more like a cloakroom, since children are planned as well. And I expect a utility room and laundry area in the sleeping area.

I like the openness, as I already said above, but for living in it would be too large... too open... uncomfortable. There is a wall or ceiling opening everywhere. The staircase will probably have open steps, just like the open shelves above the dining counter. The fireplace has three sides with glass, and the sliding doors are made of glass. Was the stair safety also made of glass? Yes... You don’t feel protected or cozy in the house; I would consider that as a builder. There probably won’t be any visual resting points, and everything is somehow immediately visible. There is nowhere a cozy corner or a certain tension of “what might be coming next.” The only exception is the sofa position, but with 33 sqm and the wide opening to the dining and terrace area, that’s rather cool too. Hmm, I conclude for myself that at this price and size level I expect even more than large windows and lots of space.

Edit: I just noticed the children’s rooms [emoji15], they don’t have a real protective wall at all... that really is too many windows...

Agree with Yvonne. Above all, the kitchen feels very uninviting to me. There is nothing welcoming where one would like to sit together and chop beans. It feels very cold and gives me the impression of a standing snack bar where you quickly stop by to grab something but don’t want to stay. I am already struggling to think of what could help, but we have to postpone that until tomorrow.

Okay, I'll rephrase because you don't have to follow the minimal principle.

So maximum principle:
You can get significantly more usable space out of the existing area without enlarging the area itself or losing space.

If, as a planner, you have so much space (and money) available that you can afford to waste so much space, you can hardly go wrong because mistakes are hidden by the space.

What I'm getting at: The planner didn't make an effort to optimize space but lined everything up like pearls on a string.

Honestly, I’m missing the point somewhere about what exactly you mean? I don’t see it that way at all. A straight staircase is desired that is not visible from the living room. In my opinion, the position is very well chosen. The area that would otherwise be used for hallways can easily be added to the kitchen and dining room here. Accordingly, I see only a few square meters for hallways in the entrance area. Although some space is lost on the upper floor, this has been cleverly solved with a beautiful panoramic window area + outdoor seating – so the space is also very well utilized.

If you manage to use more space here with the specifications of a straight staircase that is not visible from the living room, please make a sketch. I really can’t imagine what you mean right now.

What I find unfortunate about the floor plan: the entrance area feels quite cramped and crowded, especially compared to the spacious living area. Above all, the path to the toilet through two rows of cabinets would not appeal to me at all.
