You are completely right about the ear by the flush. That could really become unpleasant. I will talk to our architect to see if anything can still be changed.



: According to the builder, the drainage of the children's bathroom is absolutely no problem. However, I did not specifically ask him about this drainage, only generally if it works so easily with the different bathrooms... But I will address this specifically in the meeting.

Regarding the laundry. My partner really wanted to have the laundry room in the basement. The argument that the distances are quite long doesn't bother her. She said at the time that it was the same at home for her and that it was not a problem. But I will ask her again now that I know I am not the only one with doubts.



The staircase on the far right is actually the stairs to the basement.

I myself do not yet know the layout of the basement. What has been agreed so far is that a room on the north side of at least 30 sqm will be pre-installed for a possible wellness area. This will then also get larger windows and a “ditch” will be dug in front of it. Otherwise, there will probably be a technical room, storage room, and of course the laundry room.

Regarding drainage upper floor: I see a setback storey and a toilet that is not flush with a wall that also exists on the ground floor. Drainage is certainly always possible, but here probably with a pre-wall construction on the ground floor, which negatively affects the office/guest room.

Regarding the laundry: is it 22? Then ask her if she has done the laundry at her parents' place for the last 22 years. She probably does not need to ask her mom, as circumstances are notoriously accepted, especially when one does not know it any other way. I have been doing my laundry for 30 years and cursed the laundry basement in the first house, although no energy saving regulations had built doors in between. Everything was open, especially stairs, but doing it with a laundry basket was a no-go. One should not look into the past, but if possible, do better in the future. I ask about the basement because I am surprised that it is being built so large. Everything has to be cleaned as well.

I think the size is great for 4 people - if you can afford it, why not? Because of laundry, I would at least consider whether a laundry chute is possible.

The draft has, at least apart from the already mentioned problems, no significant flaws.

What personally strikes me is that 37 sqm alone are allocated for the corridors; the traffic areas are even larger overall. I estimate about 50 sqm for them. It is either personal freedom and desire or a waste of poorly usable building volume. You could probably accommodate your living program easily on 180 sqm. At the moment, it is simply excessive and voluminous and probably disproportionately expensive for the performance of the house. You could probably save 20% of the construction costs without having to sacrifice quality of life and standards.
