You can hardly believe it: you talk about an architect’s design, but there isn’t even a technical room yet.
No technology, no house! The technology in the house is the organs that make the house live at all, the heating is the heart.

We have many floor plan ideas and designer drafts here, which don't show much creativity because they are based on standard cheap construction. If you sell these to a family living in an apartment as good, they trust in good faith that the house plan will work.
Most of them do work – you just get annoyed about the lack of wardrobe space, too little closet space, children's rooms facing north, kitchen too small, too little storage space, or a staircase in front of the dirt area at the entrance.






What exactly bothers you about it? You have to communicate that if improvements are to be made.

Definitely, you don’t have an architect then! You can approach an architect with wishes and he implements them. Here a standard floor plan was taken – maybe some tweaking?? If you tell the architect: straight staircase, children’s bathroom, then he will do it.

You should by now have gathered some experience regarding a house in recent years.
Whether others wonder about this design? No idea, I do somewhat, but everyone has different priorities regarding their living wishes.

You have over 120 sqm floor space built up! More than 25% of that is hallway. Hall, wardrobe, storage. Only on the ground floor. And no technology.

Through the side entrance, you extend your coming-home ritual to the maximum (side entrance in, stroller under the stairs, wardrobe for coat and shoes..., with the result that you don’t only have dirt in the entrance area (unless guests come), but along the entire corridor. I don’t see the reason why one would put up with that.
There are many who like this direct garage access, which is also well solved here and the garage offers plenty of space for it, but I always wonder why one would choose this dark path and not use the nice main entrance every day.

Long story short: for me an absolute standard, but overall completely oversized (clearly visible on the ground floor, and if I estimate the parents’ wing, also generously sized with 24 sqm)
In this respect it will work, but things like utility room through the bathroom, technology on the top floor? and sleeping guests who do not find a place to sleep or wash, wasted money, must not happen in a 160/80 sqm house.

Tip: You’ll probably be a good carpenter, but you are not an architect. Furniture needs to be designed differently from a house, so I advise you to hire an architect. You surely have a good network where one or the other has a tip for you.

This is a draft that really comes from a friendly architect. A basis to have a foundation to plan with! It is not an approved production drawing. He may have created this a bit carelessly about 8 weeks ago. In the meantime, our son was born and we had a few other concerns. During this time (I took some vacation) we thought that a children's bathroom (which guests could also use) would be very practical for the future.

We wanted the hallway this large because currently we only have a small corridor with a relatively steep staircase and that has always bothered us a lot. Maybe a bit too big but that's why I am here to hear opinions.
About the technology: it will be placed in the utility room or garage. Originally it was supposed to be on the garage but back then we didn't know that we were only allowed to build a 30-degree roof.

Of course we will also use the front door. But when I come home through the garage, I take off my work clothes/shoes directly in the vestibule/hallway, similarly when I come back from sports. Groceries and such are also supposed to be transported this way.

The staircase: well, what does it mean that I don't like it! I always thought I would get a straight one! We also had a draft with a straight staircase but then one door is lost. Either kitchen or dining room. Then I like the situation with 2 doors better.

I could imagine the children's bathroom directly between the two children's rooms! Straight ahead from the hallway the door.

I also noticed the bathroom leading to the laundry room. I would be happier if there was also a direct access from the hallway. Maybe in front of the attic stairway entrance.

I like the bathroom in the dormer, but the T solution takes away the daylight in the shower. I would prefer to slide the bathroom door to the middle, behind the door the toilet, other side of the door the shower, and the sinks on the wall where the shower is currently located.

Tuesday is grandma day! We have another appointment with the architect then and I will communicate our change requests to him.
When I have a new draft I will post it here and open it for discussion.

The technology must be kept frost-free. If it is to be housed in the storage room, you definitely lack storage space.



And where does Grandma sleep in your house?

And frost-free means that the part must belong to the thermal envelope, which under certain circumstances makes the boundary construction of the garage impossible again.

So what now? Too much or too little usable space?

The technology will take up half of the storage room on the ground floor. But just look at how big the rooms are. He has a properly large kitchen, the hallway to the garage (where a row of cabinets/shelves can fit on one side, or if not yet, then only a matter of centimeters would need to be shifted), of course the garage itself accessible from inside, a second utility room upstairs, children's rooms large enough to store their stuff there as well, a walk-in closet that can fit 7.5m of wardrobes.
Whether there is "definitely" a lack of storage space – to us, that would be more than enough.

All good places to store tools, waste paper, decorative stuff, sports accessories, worn-out clothes, and cleaning supplies ;)
The passage to the garage almost includes the wardrobe, the utility room upstairs possibly still decoration and clothes. You can also carry the skis past the tub.
You can also pepper the hallway with many cabinets. Maybe grandma could fit into one of them...? ;)
For me, the house or rather the planning is a pointless waste of expensive living space without satisfying the needs of the residents.

But it is good that my statement still lets one or the other here have a say :D
