...it gets light quickly enough in the morning... and the room size differs by only <1m², I think that is negligible

The house would not suit two people for me at all. Somehow everything there is a bit more than a compromise and not thought through at all.

That j.b. now has to suggest to you to place the bedroom to the north and the dressing room separately shows that you have not dealt with the optimum and "why like this and not otherwise" at all.

I see a classic standard house for 4 people, where quite a bit is accepted. Then you strike out K1 and K2 and make guest and office out of them, and that is supposed to be a home for two mid-forties...


Why isn’t it planned like that right away?
The only thing that could turn out well in reality would be the line stairs, double door, double window.
And now that is even supposed to be removed?

With a kitchen width of 2.70 RBM and a passage of 1.10 cm you barely have a kitchen island of one (1!) meter, which also stands directly against the wall. From there you then have to walk 4 meters to get water at the sink. That’s nothing. The room proportions are also too elongated – a kind of tube (I don’t even like to mention the word corridor).

Unfortunately, no information can be extracted from the site plan about where the building envelope and where the street are located.
That would be interesting here to get an idea where the room situation should best be adjusted.

Have you ever thought about relocating the bedroom downstairs next to an eat-in kitchen on the ground floor and planning a large TV room under the roof?
Or opening the stairs to the living room downstairs?

What happens in the basement? Have I already asked that?

The kitchen is not spacious, it is also not suitable for extensive cooking, as the walking distance is, as already said, about 4 meters, which is too long.
You currently have no separate wardrobe, since this room serves as a storage room and you very probably store all sorts of stuff there besides your crates of drinks, because it’s too much trouble to hop down to the basement for dust cloths and brooms.

We have already given a lot of thought, also regarding the dressing room. My partner is still not convinced that having an entrance from the outside here has advantages. "You always have to go through the hallway" (no, you certainly don’t have to walk 100 meters...! He also used your argument here, ypg, that the upper hallway just looks a bit "door-y"... (ok, I’ll accept that) I initially planned the north room for the books because it is bigger than the bedroom and I really don’t want to waste much space in the bedroom. The kitchen also has its purpose: there isn’t too much space between the two rows, so the path, for example from the fridge to the stove, isn’t long. The island is the second, larger workspace, for example for cutting out cookies, arranging the buffet, for things that aren’t done daily. The daily working surface is certainly the somewhat smaller one next to the sink, for washing fruit and chopping small things... On the north side, we have the important functions at a very comfortable distance. Since there are two of us, it’s very okay that the work surfaces here are separated. I find a wider kitchen impractical, because then either there is a dance floor in the middle or an island you always have to walk around. The peninsula will also be wider than 1 m, as the row on the inner wall should not extend all the way to the front to soften the narrowness a bit. Unfortunately, we don’t have a building envelope (the plans are from the 70s, when things were still typed on a typewriter...), but based on the neighboring buildings we are initially assuming 5 m to the street (north side) and 3 m to each side. Where the thick blue line is on the plan, you can see that the driveway on the north side isn’t that wide. Next to the house should be the garage and diagonally in front of the house the 2nd garage/parking space (depending on how the financial situation ultimately turns out). We don’t find a TV room under the roof very appealing, because we don’t always want to receive guests only in the dining room and want to have a "public" and a "private" area separated. Except for overnight guests. We don’t really like an open staircase "actually", but I’ll discuss it, that could make the room feel more spacious. But then the way down to the basement would be visible and we would need a railing as well. Or did I misunderstand you there? The basement will be REAL! Laundry cellar, storage and pantry, and a room for workshop and other activities that cause a bit more dirt. (Sawing, painting, etc.) Also, unfortunately, due to the open floor plan, there isn’t much space for cupboards. With two full households coming together, even after sorting out, there’s still a lot! It is indeed true that the wardrobe won’t be a pure wardrobe, but we have planned a large closed cupboard aligned to the right (or a sliding door in front of a shelf) and on the left side then the wardrobe, also for winter jackets. We actually found the change to convert the children’s rooms for ourselves appropriate, so each of us has a "own" room for special purposes. It was very important to me that there be no PC or TV in my book room. Therefore, we will combine guest room and office. That works as a living space too. We are also not really creative; we lack the imagination here regarding what might be possible, we mostly assume what we know... This is once again a novel and much sounds like justification, please don’t take it that way, I really appreciate your criticism and we will certainly discuss it a lot this evening! If you have further points: feel free!

hallways are just like that :P

i suggested the access to the dressing room via the hallway because if you have different wake-up times, you don’t have to rush through the bedroom twice, open and close doors, turn on the light, etc. if you always get up at the same time or your partner doesn’t mind, you can also do it differently and leave the access there

Even in the era of typewriters, building envelopes existed
If the blue line is supposed to be a street, why is the house accessed via the short side? There is automatically a problem with narrow houses. It is better to place the entrance in the upper third on the west side. This also loosens up the kitchen units.
The other arguments regarding the size of the bedroom/office are completely incomprehensible, since it is not an existing property but everything is still variable. A dressing room can also be _planned_ as well as an ergonomically well thought-out kitchen.
You can adjust the room sizes upstairs and downstairs, you can relocate the stairs and so on
If you want to spend 300/350 thousand, even if it is supposed to be a standard house, you should push a few walls here and there.
There is more than enough space
