Original building permit documents to the construction company?

Hello,



I vaguely remember that it is simply a regulation that the building permit must be available on the construction site. And probably in the original, so that some official can always see that you are building the correct house there.

Again, why is this such a problem for you? The building permit is not a proof of ownership for the property. If there is trouble with the general contractor and they do not hand over the documents, it should not be a big problem to get your copy of the documents stamped again by the building authority.
In other words, if you have serious trouble with the general contractor, these documents are surely your least problem.

The issue with the house right is a completely different matter. If he really wants the "real" house right, that would be an absolute no-go for me and non-negotiable.

Unfortunately, you have already signed this. Why should the general contractor now deviate from that? Did you not have the contract reviewed?

"can enter the construction site at any time in coordination with the contractors" sounds normal at first. Of course, you have to coordinate. Otherwise, you'll run right through the freshly poured concrete slab, or place your sun chair exactly where the truck is supposed to unload the stones.

If it's a reasonable company, they don't mind owners who are often on the construction site. It's also practical for the general contractor, as many things can be clarified and discussed directly. And saying a friendly good morning to the craftsmen and asking a few questions is also fine.

You just shouldn't stand in the way or kill yourself on your own construction site....

The passage in the original now reads differently. You authorize the BU, in practice his site manager, to exercise the house right. Now you should clarify the following with the BU, and I would also address this. Suppose you have doubts whether a trade has worked correctly; you get a friend with expertise who now inspects it, so he enters the site in your name. May the BU chase this man off the premises? I think no, because it is analogous like this: in our office building, I, as the boss, have the house right; if I am not there, number two has it, possibly even the caretaker. But if I allow person y to enter the building, the caretaker cannot chase this person off the premises. It doesn’t work, I am the boss, he is the servant. You master, site manager your servant. We had almost purchased a plot of land through the construction company back then, in 2016. Therefore, we also concluded the contract in this context to secure the house price, as we exactly knew which house it was going to be. The house could have been built on the plot because we had informed ourselves beforehand. Of course, we had the contract reviewed beforehand – the contract itself is not negatively formulated. Otherwise, we would not have done it. And regarding powers of attorney and house rights, there was nothing against it at the time, since we would not have purchased the plot of land ourselves.

Northern lights, that's what I would think too. Still, doubts arise, I cannot even explain why. Maybe I'm just making myself crazy for no reason....
