For Kerstin, the entrance is in the first third, here it is already quite close to the corner, that will still cause some gray hairs :(
To the DG with storage: all fine and good, as long as it is affordable and the necessary heated storage space in the house is not neglected (I speak from experience here :))

Hello everyone,

another weekend full of planning is behind us! We have once again given extensive thought to the orientation south vs. north and finally decided on south. We accept the few hot unbearable days in summer; in return, you can still enjoy spring and autumn comfortably outside on the south/west terrace.

Regarding the house, we actually want to stick to 10.5m x 10.5m and have worked on a new design based on the town villa Mannheim from the Keitel-Haus house.

What do you think? Depending on the budget, the masonry double garage will be replaced by a prefabricated single garage with an adjacent carport.

Best regards

Alex

I don’t understand you: you have a limit of 205,000 including wallpaper with calculated incidental construction costs of 25,000 and you are planning a house that not only nearly exceeds your budget. You absolutely cannot close the gap with [EL], just painting alone takes two to four weeks for two people... I wish everyone their own house, and if only a small developer house is feasible, then you try to get the best out of few square meters here, but I consider this either very dangerous (greetings to RTL2 and the Bauretter) or miscalculated living because the rate has become too high. I hope in the meantime you have had a financing consultation that calculated a more realistic budget than you did yourselves. Otherwise, you still can’t get a piece of furniture into the house during that horror move without having to calculate the angle. The utility room is too small. The wardrobe is also not deep enough to fit a cupboard. Cupboards are about 60 cm deep and the problem also applies to the dressing room.

Tomorrow is the appointment at the house bank, then we will know our new limit and then make adjustments to the house. Do you mean by [Horrorgang] the house entrance next to the garage? I'm not completely happy with the solution either, but I don't know if and how far we are allowed to move the garage to the north.

Hello,

I think means the passage between the garage and the east side of the house.

With a width (according to the plan) of 1.50 m, it can get quite tricky with larger pieces of furniture (couch, etc.) to get around the 90° corner into the house.

Damage to the plaster, the front door, or the furniture is almost inevitable...

Is it specified in the development plan where the garage must be?

Regards,

Dirk

According to the development plan, the garage must be to the right of the house and at least 8 meters from the northern boundary. See attachment.

Large pieces of furniture can be carried into the house through the large living room sliding door...
