Opinions on floor plan for a single-family house approx. 160 sqm

Dear forum members,

after we have been feeling our way to a floor plan that we like for several weeks now, I would very much like to present our design here for discussion. I have already read a lot here, but this is my first post ;-)

A few key data:



    [*]The house is supposed to have the external dimensions 10x10m.
    [*]The living area will be approximately 160sqm. No basement. The plot is about 735sqm.
    [*]It will have a gable roof with a 35° pitch.
    [*]We will build solidly with Ytong and install an air heat pump (split) for heating.
    [*]The utility room is to accommodate the heating system, heat storage, washing machine, and clotheslines.
    [*]The knee wall on the upper floor will be 160cm after the finished floor construction.
    [*]The illustrations show north at the top, south at the bottom.
    [*]The eaves sides are oriented north-south.
    [*]The south windows on the upper floor are floor-to-ceiling and located in a gable. So no angled roof windows.
    [*]On the ground floor we want a guest room, a cloakroom, the utility room, and an open living-kitchen area. Guest WC with shower.
    [*]The staircase is not shown to scale (didn’t work somehow). The step dimensions are correct, though. The length and width have been calculated correctly for the room height. The staircase is to be 90cm wide.
    [*]The window facing north at the stair height extends up to the upper floor.
    [*]On the upper floor the bathroom should be about 10sqm and the children's room about 15sqm. That left enough space for a storage room and a dressing room.


Ideally, we want to start building this summer :-)

Hello and welcome,

unfortunately your floor plans do not have measurements, so it is difficult to assess the rooms precisely.

How large are the utility room and the kitchen? How large is the storage room? Is the storage room in the gable or under the slope?

Is the area between the front door and the guest room intended for a wardrobe? It looks like a narrow corridor, but it cannot be fully assessed without measurements.

The windows do not seem to match between the ground floor and the upper floor. But a professional will sort that out.

Hello!
Why a square base? It’s more difficult than a rectangular one...
We are missing the site plan and the property: where is the access? Are there building envelope restrictions? Why is the garage where it is now?
I’m missing the east window in the kitchen, the table is in my way when I go to the kitchen, I don’t like the wardrobe either, the guest room is hard to furnish (you can see that already), the bed access through the dressing room should be moved forward, which way does the roof go?
I don’t like the bathroom either...
We’ll let the incorrectly opening doors pass as user errors for now, until it becomes worthwhile.

Please include site plan and measurements :)

Hello everyone,

the plot is "only" 18m wide. Therefore, the floor plan is square. The roof slopes face north and south. The house is to be located about 5m from the street on the north side. On the south side, the garden is then about 20m long. The driveway comes from the north. There is no window in the kitchen because the garage is to be there.

The utility room is about 8sqm in size. The guest room is about 9sqm. The bathroom on the upper floor is approximately 10sqm in size.

Hello,

without dimensions, not much can be said about it.
But what can be recognized at first glance:
• The wardrobe will definitely be too tight
• I would remove the shower on the ground floor
• The utility room could be tight
Why don't you build a basement? Given your space requirements, that would certainly be an advantage. Because currently everything is cramped for you.

• On the upper floor, the walk-in closet doesn't seem wide enough for the drawn-in furniture, right?

Do you already know how you want to build?
I can only recommend having the professionals plan it. They know what fits best and how.

Doors on the upper floor are not correct. Change the hinge side in the storage room. Move bedroom and child2 into the room and not into the hallway. How do you get from the garage to the front door? You have to walk around the house once. Why isn’t the garage completely in the north? Garages are usually allowed to be built on the property boundaries and outside the building zones if nothing is specified in the development plan.
