I had almost thought so already

The budget including the land should actually be around 350,000 EUR (kitchen and bathroom, as well as furniture, are not included). Therefore, the house may have to be a bit smaller ...

I hope I am not breaking all the rules in the forum now, but there are portals on the internet that manage current market standard construction prices. The service is not free but compared to planned investments it is rather a small drop. And I also think that you should work with an architect; you don’t have to commission all service phases right away. Commissioning service phases 1 + 2 should not be too expensive either. And before you possibly commission the architect with the first two service phases, you can have references shown to you. This way, for example, you can already see if the personal style of the architect suits you.

350,000 with a basement and land. That will be tight. I think you are underestimating the incidental building costs. Our prefabricated house costs 215,000 with some extras. Incidental costs have risen to almost 80,000 by now. Incidental costs for me also include paving the driveway and garage, satellite system, network cabling, and so on. And we have no basement... that is well estimated at 60,000 I would say, although depending on the finishing, it could be 20,000 more. Land purchase also includes almost 8% incidental costs extra....

one more thing about the parquet... I read you want underfloor heating? I'm not sure, but parquet is not the best choice there. You then have to make sure you lay it properly (expansion joints), need approved adhesive, and must keep the humidity in the house at 50%, otherwise the stuff will dry out.

However, above the material cost was stated as 200,000 EUR (including kitchen and furniture) and labor costs 180,000 EUR. In addition, there would be the land. This does not match the 350,000 EUR now, unless your kitchen, bathroom, and furniture cost 30,000 EUR more than the land.

I don't know what the land is supposed to cost, but we are planning a house with a slab foundation of 120 m² and without much frills (apart from chimney and underfloor heating) for 270,000 EUR including 43,000 EUR for land. With your requirements, 350,000 EUR will probably start to become tight. However, for us the budget also gradually increased while the expectations decreased.

So where we will definitely save money is on the garage/driveway. We are not building a garage and the "driveway" is only to be built in such a way that there is the option for a carport. We don't have a car and are not planning to get one in the near future. We get along well with a bike and renting a car 2-3 times a year. We will do the gardening work ourselves, so we won't have much done there either.

The possible incompatibility of underfloor heating + parquet is a good point. Since the heat pump is important to us in terms of saving energy and is known not to be very suitable for normal radiators, underfloor heating has a higher priority compared to the floor. So maybe we need to consider high-quality laminate in some rooms. Underfloor heating should be less problematic with tiles.

There won't really be a basement for living purposes. It's more of a hobby/home cinema/bar room (exact purpose is not yet decided) that, of course, shouldn't get completely cold. But no one needs to live in the basement.

Fixed prices including the basement and most criteria are between 200,000-250,000 from some providers here, excluding furniture, kitchen, and heat pump. The basement is usually calculated at 40,000, but without a waterproof concrete shell which is strictly necessary (groundwater intermittently 50 cm below top edge). One should also consider that we are building in Brandenburg, near Berlin, and labor costs here are likely several tens of thousands lower than in, for example, southern Germany.

We are calculating a maximum plot price including commission of 100 EUR / m² for a size of 600-800 m². Plots at this price are also available, we just haven't made a firm decision on one yet. For a soil survey, which I consider essential, I have budgeted 1,500 EUR, but without reliable sources for this.
