450k for a detached single-family house (semi-detached and terraced houses are out of the question) within 30km of Nuremberg is very ambitious. If it should be something without major expenses for renovations, maybe somewhere towards Großhabersdorf, Dietenhofen (further towards Ansbach it gets more expensive again) or Kirchensittenbach, Aspersthofen. All with rather poor connections to NBG. Neunkirchen a. Brand and Eckental are almost more expensive again because of their proximity to Erlangen or the B2. Acquaintances have already paid > 470k for a house built around 2000 in Kunreuth.

Yes, it’s really crazy here, in our neighborhood a house built in 1945 (in need of renovation) with only 200 sqm of land was sold for 345k, which is no longer reasonable for me... That’s why I’m rather considering building new... Maybe we have the opportunity to get a cheap plot...

What do you think, why even older houses achieve relatively high prices? Because land for new buildings is expensive and new buildings nowadays have to be calculated at about 2200 euros/sqm.

Yes, I watched an interesting report the other day... It was mainly about demographic change. That fewer children are being born and the real estate boom will slump in the next decades. Prices will drop sharply in rural areas because everyone has found their properties in metropolitan areas... Then there will be a lot of vacancies and increasingly age-appropriate properties will be in demand! Currently, there is low interest... Who knows if everyone can afford the follow-up financing...
People are already thinking about that...
My mother currently lives in the countryside... With 200 sqm living space...
Such properties might still be in demand at the moment... But probably not in 20 years! Who needs 10 rooms and 1000 sqm of land with 2 children?? When you still have to drive 40 km to the nearest city?
It's not simple at all...

We have completely renovated walls, floors, and windows in our semi-detached house all by ourselves. I do not shy away from work.

Who knows what will happen in 20 or 30 years? Why put so much energy into it now? Of course, it is possible that real estate prices will fall. For various reasons. The opposite can just as well be the case, as digitization is being driven forward by Corona and people are moving towards the countryside. Think about the present. Right now you have an income of €2500. Right now you have a more or less comfortable living situation. Increase your income, fully renovate the place, and then see what’s next. €150k with an extension is not a large debt given the location. Meanwhile, you can look for an inexpensive plot of land and possibly buy one directly. But again: given the location, you will certainly not get under €700k for a new build with land. Personally, I wouldn’t do it.
