But these are currently the costs for a newer semi-detached house, with about 40 more square meters of living space than yours, in the Greater Nuremberg area. If you buy a resale property for 450 to 500 thousand, you can usually put in another six-figure sum sooner or later. Including additional costs, you end up in that range again. And the garden is not larger, rather the opposite.

Even if it only cost 100k... we would now (provided we could get craftsmen immediately) have to live on a construction site for at least 1 year...

I don’t think anyone would add the 100k renovation costs onto the value of the place afterwards...
Who knows if we will even get back our already 30k + possibly 100k renovation costs...
...

Yes, but half of our garden area is fully built up with dilapidated huts. At most, we might have 90 sqm of garden. We would also have to pay for these demolition works.

You can demolish garden sheds yourself, right? Then you just rent a container once for a few hundred euros and that’s that.... You inherited the house, so you don’t just get back the 30K you put in, but also (according to your statement) about 300K on top! Sounds pretty ungrateful, the way you write here. (Even though you claimed the opposite at some point). And not like you really shy away from work (you wrote that somewhere too). I guess you don’t want to hear that everyone is telling you that a new build isn’t an option for you right now. You don’t respond to questions and have firmly planted in your mind: I HAVE TO BUILD NEW! You don’t like your current house, don’t want to spend (more) money and work on it because you don’t like it anyway... you’ve developed a really negative mindset (to put it harshly in trendy new German, because I can’t think of a better term). Believe me, I understand the frustration of inadequate housing; we’re looking ourselves... here the run-down shacks that require another 100K also only start at 600K. That’s why owning property is not an option for us right now and it’s exhausting and disappointing, frustrating and makes you angry, but that doesn’t help. At least you’re investing your money in your property, try to see it that way. A renovation is definitely not in vain!

No, that’s really not the case... When I see others in my environment who don’t even paint the walls in their new build, I see the two of us quite differently...

And yes, we are a bit frustrated, but we definitely won’t act impulsively..

A good carpentry company can raise your roof structure within 3 weeks, interior finishing and bathroom take another 3 months. Until then, you just stay in a holiday apartment, you can mentally book the 5000 euros for that under construction costs.


Of course. You yourself say that similar semi-detached houses like yours went unsanitary for 400k on less land. Currently you estimate 300k for yours.

Go to an architect or general contractor and say that you want to add a floor and name your budget for it. Take 5k for the holiday apartment as well as 10k for the garden demolition (that can also be done by Pawlow from the classifieds) and its redesign, deduct that beforehand.

Post the floor plans here, there are enough people here who can roughly calculate your budget for that.
