Old building or new building?

Yes, it’s not that much right now. Both work in the social sector, I only part-time because of corona. Currently earning 2500 € net. But with the salary, we still managed well with 620 € rent and can now save 500 € every month despite ongoing (house expenses e.g. garden design, furniture purchase, etc). I save every cent... We haven’t had an all-inclusive vacation like that yet either, we’re more the short trip or concert-goer type.

OK, I didn’t know that there is neither heating nor bathrooms. However, now there is also a value opposed to the (future) debts. And it is within a reasonable range. With the new construction, the ratio will be different. By the way, both heating and bathrooms (age-appropriate renovation) are subsidized. Unfortunately, your income is really very low. Without the inheritance, probably only a very modest rental apartment would be feasible. Alternatively, selling the house and buying a condominium might be possible.
