With that salary, I would calmly stay living there and not bother with a new build.

The problem is that we also have to invest about 150K in renovations in our semi-detached house! And that's almost equivalent to a loan.

And even if so, 150k is something different than 350k for a new building.

Yes, must... Honestly, I don't want to raise children in the basement without central heating and a bathroom...

OK, I didn’t know that there is neither heating nor bathrooms. However, now there is also a value opposed to the (future) debts. And it is within a reasonable range. With the new construction, the ratio will be different. By the way, both heating and bathrooms (age-appropriate renovation) are subsidized. Unfortunately, your income is really very low. Without the inheritance, probably only a very modest rental apartment would be feasible. Alternatively, selling the house and buying a condominium might be possible.
