300 for Nuremberg sounds rather cheap now? It would be 200k for a plot, so for a new build 600-700k€ for a normal house – if you get 400 for the semi-detached house that sounds good.
Practically, though, it is actually impossible to get a plot in Nuremberg at that price I would say.

Yes, it’s not my intention either 30 km away works as well
I’m sure that property prices will go back down by 2030... Especially in rural areas
That’s why it would probably be wise to sell in the near future...

Actually, my main concern was the sense of new construction or existing property.
With the house sale (approximately 300) and equity of about 20 K, we would have 320,000 equity.

We have invested about €30,000 in renovating the semi-detached house. So no debt but currently not much equity left.

Yes, it’s not that much now. Both work in the social sector, I only part-time because of corona. Currently earning 2500 € net. But with the salary, we still lived well with 620 € for rent and can now save 500 € every month despite ongoing (house expenses e.g. garden design, furniture purchase, etc). I save every cent... We also haven’t had an all-inclusive vacation like that yet, we are more the short trip or concert-goers.
