Thank you for the answers.

For me, it is solely about whether I can get a better price with the standard floor plan and the allocation of trades than obtaining the shell construction house from the general contractor. The 150k seems too high to me.

I am also interested in whether I can start construction faster than 11 months with an architect.

You will only find out if you get competitive offers with identical scope of work in your region.

The price is not entirely wrong.



That depends less on the architect and more on the availability of the necessary trades. Although the offered scope of services only includes shell construction, roof, and windows anyway. Relatively unexciting. It's quite conceivable that you first have to find an architect/site manager who is interested in such a small job.

I repeat myself here when I say that laypeople usually significantly overestimate the percentage cost share of the shell construction in the overall project. Interior finishing 50k€ without labor is quite low.

If the price seems too high to you, then wait until you have procured the supposed remainder on your own. By the way, the concept of the Ausbauhaus is aimed at do-it-yourselfers - it is not suitable as a basis for outsourcing the further trades in the market to other contractors at your own risk. Do you really want to join the club of those who believe they can win at the shell game? Saving in the overall result by cleverly switching horses while on the move is not completely impossible - it might succeed for someone who has already gained experience with three previous house constructions - but almost certainly not for a greenhorn.

Fixed price general contractor all in

if you bring in an architect you will be unhappy when it comes to building cheaply

I bought a shell with a roof, so still without windows. The completion through individual contracts then cost about 1000€/m², with a manageable amount of own work (I excluded the windows for this, also the costs for "outside"). I basically built standard at best, nothing extravagant. So if you want to have your 140m² finished, you should still think in the direction of 120...150k€...
