Oh sorry, I had overlooked it: We are building just under 30 km east of Hamburg (approx. Geesthacht), near the Elbe.


I had also estimated the 7 months you mentioned above. In addition, there is the time for the final interior finishing, which is not included in that. Nevertheless, I do not want to deny that this is an ambitious schedule.



Maybe compare online or ask a trusted insurance broker? Advertising or links are not allowed here, are they?

Why should the construction time be longer with direct awarding of the trades? Longer planning phase is understandable... but beyond that?

A general contractor has coordinated his work from the beginning, all interfaces are defined.

With direct awarding, a dozen companies are involved, each builds on the work of the predecessor and has no idea how the previous trade was carried out. Furthermore, for example, the contracted carpenter has to start with the roof frame exactly when the shell construction is finished. Now the shell constructor needs two weeks longer (bad weather, special requests, material arrived late, etc.), but the carpenter currently has no time because he has to serve another construction site. So, wait longer... now there is a three-week delay. Then the roofer cannot start. Four weeks. Oh yes, the windows measured late also have delivery difficulties, and without a closed shell, electricians and plumbers don't want to start. Six weeks. By the way, you started building in autumn, and due to the six weeks delay, it has now really become winter. Actually, the screed should already be drying, but now it can't be applied for two months because it is always too cold – according to the plasterer as well.

It goes this fast – often seen and experienced myself.

Cut him some slack - he's still in the shell stage, where the world is (mostly) still rosy ;).

We are now a month behind schedule because the roofers didn't get moving - and that delay is pushing everything back.

And now everything is coming all at once - interior plaster, roof insulation (which had a 3-week delivery time), drywall construction. And with all of that, self-work was planned :D. I have now quickly outsourced insulation & drywall; the guy is coming by on Friday and the builder's pulse is calming down again ;).

The neighbors are building with a general contractor, everything is running smoothly, you basically only see the builders checking the construction on Sundays in nice clothes, while you yourself stand dusty in a hole in the ground :rolleyes:. Still, I would never want to trade places with them...

What you write are assumptions that can occur with the general contractor just as well as with the direct awarding of trades with the support of the architect. Namely, it is not caused by the direct awarding. Very few general contractors operate with 100% own employed manpower.

If the construction is poorly coordinated, it is due to the people involved... and in my opinion is not caused by the system. Just as there are black sheep among general contractors, there are also bad apples among architects.
