I have also thought about the buffer, especially how to deal with it (e.g. directly co-financing 5% even though you don’t yet know the usage or something)...
For us, that was not a problem. Unfortunately, we did not take 10%. At our savings bank, we were able to co-finance the amount as a buffer and also return it free of charge if we did not need it.
Regarding the kitchen, we have a pretty good connection. Both to the producer of the kitchen furniture and to a well-known white goods manufacturer.
Through the kitchen furniture producer, we can also directly source things like bathroom furniture, wardrobes, cabinets, and dressers.
With the product ranges in NRW, the only ones I can think of are Nobilia and Miele. ;) We also have good connections within the circle of friends for exactly those two (OK, it will still be a Schüller kitchen), and end up at 20k for the kitchen. Nobilia wouldn’t have been cheaper.
Regarding the incidental costs, I probably have to stay behind again.
In this context, maybe a word or two about the plot. It is set back one row, so not directly on the street. Therefore, about 15-20m with paving need to be bridged.
Please don’t underestimate that. “Normally,” such items must all be provided by the builder, and the general contractor can only give more or less good recommendations. The cost items that our GC named as builder-provided were pretty accurate for the big positions, but for many small positions he was off by a factor of 0.3. Especially floors and walls, our GC simply named ridiculously low values.
Have you already consulted with relevant companies, like landscape gardeners, regarding the development and also with your municipal utilities? For us, every meter from meter 3 off the street gets really expensive.
