For us, that was not a problem. Unfortunately, we did not take 10%. At our savings bank, we were able to co-finance the amount as a buffer and also return it free of charge if we did not need it.



With the product ranges in NRW, the only ones I can think of are Nobilia and Miele. ;) We also have good connections within the circle of friends for exactly those two (OK, it will still be a Schüller kitchen), and end up at 20k for the kitchen. Nobilia wouldn’t have been cheaper.



Please don’t underestimate that. “Normally,” such items must all be provided by the builder, and the general contractor can only give more or less good recommendations. The cost items that our GC named as builder-provided were pretty accurate for the big positions, but for many small positions he was off by a factor of 0.3. Especially floors and walls, our GC simply named ridiculously low values.

Have you already consulted with relevant companies, like landscape gardeners, regarding the development and also with your municipal utilities? For us, every meter from meter 3 off the street gets really expensive.

If you want to furnish yourself anew because you previously only had junk, 30000 quickly disappears. But usually you already have the expensive items like a sofa and a bed. However, a nice large carpet also costs 1000€... Every little bit counts. But those who have saved well will also be able to save monthly with solid financing, then the things become affordable.

I’m a bit divided on this. For the additional costs, these are initially the statements from the GC. Sure, he doesn’t ultimately issue the invoice for many positions. I hope it still fits reasonably well (house connections, earthworks, ...). Regarding landscape gardeners or generally the garden, I am currently doing some research. I’m still having a hard time with that.

The second point with walls and floors is of course always interesting. However, the GC has not been too stingy in his scope description at first, only to add everything on top in the end. For example, floors partially include parquet and we are currently leaning towards vinyl (just an example now). As I said, I’m happy to keep this point in mind as well, otherwise there might be an unpleasant surprise here later ;)



That’s how it is. Even if it’s a worn-out saying, you have to calculate a few thousand euros for that again.

My above breakdown does not include these 20 meters of driveway. And everything must be added: incidental building costs 30000 minimum outdoor facilities including terrace, fence etc. and driveway ON the property 35000 PLUS 20 meters driveway. 20000? That adds up to 85000 with buffer a total of 100000.

Mh... I don’t see the situation as rosy as everyone else does. It seemed to me that most banks do NOT accept parental allowance as sustainable income. That would rule out most banks since an income of €3200 is simply not enough for the required financing amount. If the woman works again, it becomes mathematically feasible. Then the question is whether you want to finance half a million with an income of €5000. For ME, that would be too tight. However, I don’t find expenses of €3000 for a family generous either; we need more, even though I actually consider myself frugal. The lending value is also not good, and interest rates are accordingly not optimal. Are there parents/in-laws who can provide equity or could help out in case of emergency? Without a safety net, it would be too tight for me, especially considering the desire for more children, which is simply an unpredictable factor.

I find 30k for kitchen and furniture completely sufficient. You already have most of it. So why the hell should you completely refurnish when moving into the house? And then immediately buy carpets for 1000€ each? Take the old bed and sofa along? Rehang existing lamps?
