New single-family house construction - How solid is the financing?

Well, because nowadays everyone wants to move into a fixed-prepared house. Every shelf, every carpet, and every lamp has to shine perfectly right from move-in!! It's obvious!! No, seriously... It all depends on the kitchen. If you have 15k left for furniture, that's totally enough, right? Many things will certainly evolve over the years - you don't have to buy everything immediately?? Well, of course, if someone buys carpets for 1000€ each, they definitely need more than 15k to furnish :D It of course always depends on which faction you belong to.

Might be, for example, we had the foundation slab done by a local renowned contractor who had already built cellars, foundation slabs, etc. for the entire family before. His offers were always very fitting or even higher! than the final invoice. The offer for us was made by the (experienced) senior boss. We did pay the invoice for the excavation to the company, but they ultimately passed it on to a third party. Here, "just like that," 20K more were due. Slight misjudgment on the part of the construction manager (and by us), a bit deeper here, a bit wider there, plus 100m³ for 2 cisterns: bang and 20K gone. I would have never thought that before (but this is my first time building new). But it doesn't seem to be unusual. Therefore, proceed with caution here or take flat-rate offers ;)

Certainly not that, but in our case, the old kitchen stays in the old house, so a new one is needed. I can imagine that we are not the only family handling it that way. Unfortunately, that also painfully reveals how extreme the prices have risen (since the last kitchen purchase).

Moving a kitchen is only reasonable to a limited extent when moving into a significantly larger property. Our 3.5sqm kitchen would only be moved into an open-plan room with ~12sqm kitchen space by a madman. But I think in such a case, no one would doubt that. Likewise, a larger house has rooms that one did not have before and that must be at least partially furnished. But with some people here, you really raise your eyebrows at the furniture they plan. And you must not forget, the last 15,000€ in the financing are the most expensive.

I’ll exclude kitchen for now. In some cases, it really is about the fact that they no longer find Ikea worthy enough for their new house and switch to another furniture store's products. Otherwise, it doesn’t look like Pinterest ;)
