The entire project will be delivered complete and functional, so from my side only
the outdoor lamps and the mailbox with the corresponding fixture need to be provided.

Oh God, once again someone with an affinity for spotlights or were they poorly advised? Barely any LAN, well okay, might work. Price drivers are certainly the GIRA TKS, the mentioned spotlights, and most likely also the room controllers or JUNG devices themselves. Everything is certainly possible a lot cheaper. But of course, it depends on the overall structure. I also miss door/window contacts, weather station, etc.

Should I put 50 lamps in the house or is it now forbidden to install spotlights?? I see LAN 5 times and that at the most important places, or should I put one in the toilet as well? Window and door contacts, weather station were deliberately omitted.

Also already 17k extra for something smart.

The alarm system amounts to only about 3.5k. It is supposed to work together with the presence detectors. As soon as the system is armed and an unauthorized person enters the house and is detected, the system is supposed to activate – at least that is the plan.
