New construction with little time - experiences?

Hello everyone,

my wife, my daughter, and I wish for our own home (single-family house). A second child may possibly follow. The whole thing should be built in the postal code area 77XXX. Since I have a quite time-consuming job and am also not exactly skilled in handiwork, I want to have the whole thing delivered as move-in ready as possible, without much coordination effort. What is the best way to do this?

Our requirements:
- 5 rooms with two shower bathrooms (children’s bathroom)
- Especially the current summer has shown that I do not want to build a house without cooling. I am open regarding the cooling concept but have heard good things about heat pumps including cooling function + photovoltaic system. What sensible variants are there? Underfloor heating / wall heating / ceiling cooling?
- Complicated/individual ground floor layout because integration of a cinema (my hobby) into the living room is desired. Collaboration with the cinema builder is also required for this; if anyone has experience on how to do this, I would also be grateful for tips.
- Lighting and blinds smart. The question arises whether to use a retrofit solution (Philips Hue) or a bus system like KNX and home automation like RTI or Control4?
- There are no requirements regarding the appearance of the house; I would also accept a shed roof for complete photovoltaic facing south and build the rest simply square and practical.
- Avoid sloping ceilings on the upper floor, which also speaks for a shed roof or hip roof (city villa).

How should all this be financed?
He: net 5500 € tending to increase
She: net 800 € (we do not count on this, as a second child could be expected)
Equity: 30,000 € saved in one year. In the next few years, there might also be an inheritance of 250,000 €. I would consider snapping up a suitable plot of land now without much equity and then use the remaining money/inheritance for special repayments. How do you see that?

What is your question now? For you, only prefabricated house providers or turnkey from the developer/housing construction remain.

A possible inheritance does not count. How much money is available to you must be told by a bank. 30,000 equity is not really anything. Depending on the price of the plot, you will either have to save more or cut back on your wishes.

Regarding the roof shape and story height, the development plan still has something to say.

Find a general contractor who builds ready to move in and really plans individually. You are probably best off with a small, regional general contractor without a model house catalog.

Purchase from the property developer. Do not work with inheritances that are not fixed. Own capital properly for one year.
