Hello everyone,
We have been following this forum with great interest for several years now and would like to finally speak up about our project.
Since everything from semi-detached houses to demolition to ensemble protection is involved with us, we want to help some of you overcome the supposed fear of such properties.
A brief introduction: we are both in our late twenties, self-employed, and both civil engineers.
Nevertheless, or perhaps because of that, we deliberately decided against organizing or managing the project ourselves.
We have outsourced all phases of the work to an architecture firm with which we also have a close professional relationship.
The Project

Plot: just under 600m2
Existing building: semi-detached house - classic settler’s house
Construction project:
Single-family house
Almost 210m2 living space
Double garage
Partially basemented
Cost estimate - as of April 22
Construction costs: €1,450,000
Land including demolition: €750,000
Total costs: €2,200,000
plus €350,000 budget for interior designer including furnishing and kitchen + specialist planners + construction management
Objective:
We wanted to live close to the city and both love the charm of settler houses. When the property briefly got away from us, we originally planned to develop and market it as two residential units – but in the end, we discovered it as it is.

Current status:
Building permit obtained
Demolition approved
Trades awarded
Demolition of existing building underway
Next step:
Start of earthworks/structural shell in May

With pictures, setbacks, bad luck, and mishaps :)
Note on the floor plans:
Due to some structural considerations, we have now – contrary to the initial plans – decided against a timber frame construction. The house will therefore be built solidly with 36.5 cm bricks (filled with wood fibers).
Also, a few adjustments from the interior designer have not yet been incorporated – but we will of course add those if there is interest in the project! :)
