New construction FH. Is having your own architect beforehand sensible?

The old house will be left standing for now. But probably demolished at some point.
The garages were built at the other end of the property. On top is only an attic with a sloping roof.



That is my fear :(.
I would probably have to mention this fact first during the discussions. But I am concerned that then the interest "will decrease."



:) Yes, I was at the building authority. And the colleague said I should first submit an architect’s plan.
I assumed everything was okay with that!? Or not?:confused:

So you want to build cheaply at all costs :confused:




You need an architect with whom you discuss your project. Then he will make some sketches or simple plans and go to the building authority with them.
You will probably get a useful statement then. Maybe you also have to submit a building inquiry.

I have no idea how you come to this conclusion. It is not evident from my posts.
But no, I want to build affordably.


Does an architect do that even if he doesn't get a follow-up contract?

Hmh ... considering a nice new building nearby later, probably not a cozy sight. Why don’t you have it demolished directly – at the same time as the barn? Or are you not getting a demolition permit?


That says nothing about the condition of the building fabric...


If you didn’t mention it, that would be more than shady! Nobody likes to work excessively for free; interest naturally drops if the FH provider cannot realize your construction project. How do you come to the narrow-minded conclusion that you cannot meet a seller on equal footing – which includes a cooperative approach as well as an honest presentation of the facts? Have you ever considered that if you actually proceed like that, you will get the same behavior back in kind?


You can believe that in church; that’s what it was invented for.

This statement only means that the “colleague” can decide only when he has a rough draft of the new building project. And even then you cannot assume that he – because maybe you have such a pretty face – will disregard all regulations and approve your construction measure. It can also happen – not uncommon – that you only get a final answer with the decision on a preliminary building inquiry.

I've never dealt with architects before. So I have no idea how they think.


I wanted to demolish the barn with my own hands. It's different with the house; I need the proper equipment, etc. Accordingly, higher costs (which I don't know yet). Besides, the old house is right next to the street. I think there are far more problems with the demolition permit than with the barn.

Yes, but what should I do now? I somehow can’t make anything out of the building official’s statement. What information do I get from architects or prefab house providers in advance without signing anything anywhere?
