If this house is not under historic preservation, I don't see why there would be any objection to demolition. More detailed information is - as always - provided by the responsible authority.


None - no one works for free ;)

Either you decide on a general contractor and conclude a contract with him subject to the building permit - then, in the worst case, you pay for the architectural costs incurred, including the building application. Or you choose an architect you trust and prepare either a preliminary building application or directly the building application with him. Every reputable architect will seek a conversation with the responsible person at the building planning office before submitting a complete building application. Here, too, you will have to bear the costs including the preliminary or full building application.

Your decision - the "jack of all trades" doesn’t exist for you either :D

I haven't bought the property yet. So I first need a basis for decision. And that means I need information from the building authority or from an architect. If I then hear that I can build there as I like, I will buy the land.

Since both the general contractor and the architect (of my choice) will charge money to provide me with the information I need, I wonder what makes more sense now.
General contractor (construction management provider) or architect?
Can I also commission the architect to obtain the necessary information with the intention that he might not get the construction contract?
Do architects do that as well?

Just a question aside.... is the purchase price really worth it considering all these obstacles? Or is it a family matter? For the demolition, you will surely have to pay more than 20,000. For the extra cost, you can usually get an alternative plot of land at normal property prices... Otherwise, don't make it so difficult for yourself, if it's all old stuff, get rid of it. General contractors will certainly increase the price if they have to build around existing buildings. You just need to have someone calculate what is worthwhile for you.

Basically, a preliminary building inquiry at the lower building authority is sufficient for this; an architect or general contractor is usually not necessary. However, if specific details (extensions, conversions, expansions of existing structures, costs) need to be professionally clarified, an architect is likely the first choice. With a general contractor, you are only cost-effective if you stick to the offered standard. The more you deviate from it, the less favorable the general contractor option tends to be. In case of doubt, just ask both sides ;-)

For this, you have to draw your planned construction project to scale on paper; it’s best to attach visual material of the existing situation as well as the surrounding buildings and then wait to see what the caseworker says. However, if the caseworker requests additional material, it could be that you have the dud and then you need an architect.
