Just a question off-topic... is the purchase price really worth it despite all these obstacles? Or is it a family matter?
For the demolition, you will surely have to pay more than 20,000..
Unobstructed view south side, and a purchase price of 50€/m². In the same town, new development area 80€/m².
I have estimated the demolition of the barn at 5,000€. I have no idea about the building.
No idea what it would cost to have the old house demolished as well. But then, purely in terms of price, you would certainly be right.
Basically, a preliminary building enquiry with the lower building authority is sufficient for this; actually, no architect or general contractor is required for this.
If specific details (additions, conversions, extensions of existing substance, costs) need to be clarified professionally, an architect would probably be the first choice.

Well, if the caseworker requests further material, it could be that you are out of luck and then you need an architect.
The official already said that. I was already at the office with pictures and so on. He said that I should first submit the building plan.
So, bottom line for me is:
Get an architect who looks at the property on site and then tells me what is possible and what is not.
