Wishlist for the architect

Shouldn't one go down from the wishlist to the must-have list? If I were to build according to our wishlist, we would have about 100 sqm more, a sauna, 2 guest rooms, each 25 sqm children's room and bedroom, and about 60 sqm living room. One should not only follow their heart in such matters but also use their brain. Children move away, guests visit 3-5 times a year over the weekend, etc. I mean, people always build bigger, which is unnecessary.

For me, it's an iterative process. In fact, I started with the sauna, gym, and guest room. So the first reductions are already out. And I expect that this list will not be fully implemented either, but that maybe some things will be added, others dropped. Well, that's exactly why I am putting this here in the forum. Once the house is built, adjustments become difficult and/or expensive.

That means you "know" for sure only that you want to use nineteen meters twenty in width – but whether that then becomes 2x 134 or 2x 211 sqm of floor space (so about 107 or 168 sqm of "living space" each), that is still a surprise package? I generally wanted to express that you should not let yourself be coaxed too much regarding the details, as that is not perceived as nice and ultimately harms the "viewership" of your thread ;-) So you acquired a plot with a farmhouse by chance?

I understand that. But I'm not there yet. You already noticed that in earlier posts. So far, I don't know what I'm allowed (building authority, etc.), what I can (afford), or what exactly I want. So phase 0. At the moment, I would like to provide somewhat meaningful information to the architect. That's why I asked what I should pay attention to. And the advice that I should think less about details and more about my actual wishes has already helped me with that. Yes. Although I rather bought a plot in a beautiful location with a pile of old bricks. And now I'm seeing what I'll do with it. If the building authority and the bank cooperate, I will build my retirement home there. And if not, then I'll go for walks or fishing instead.

I talk to friends and colleagues and try to get recommendations for individual trades. Currently, these are the architects I approach for recommendations and with whom I have had and will have initial talks. I also have an architect and a structural engineer in the family, but not locally. I will involve them as "external consultants."
I cannot afford the very relaxed option of letting the general contractor do everything. And for the very stressful option of doing a lot myself while having a moving date looming, I lack the time and nerves. So somewhere in between.
