On the dormer issue: Dormers often need to be set back in the roof, i.e. with a distance to the gable. In any case subordinate. So it may be that this is not possible. You should think about it. Aside from the fact that for me a living room can rather be placed higher, also as a niche, extension or hole, kitchen/dining has a central significance. Erase the idea of your 3-room apartment with kitchen hole and balcony access from the living room. has the practical examples with living with children. That is nothing if there is a staircase in between. You will also have a different daily routine with a garden. The stairs are an unnecessary danger over time during a day. Otherwise you can build that way. There are not many possibilities anyway. There could be problems with the drainage of the upper toilet/bathroom. There will be no fireplace under a staircase, because a fireplace needs a chimney. I would reconsider the attic.

Good morning,

we have once again thoroughly reconsidered what we extensively discussed half a year ago. Additional reasons for having the dining area “upstairs” (that is, on the ground floor) were: it is significantly brighter there. At terrace level it is darker, which we cannot imagine for the dining area. Also, spontaneous visitors are usually invited for a coffee, but more “real” visitors are rather invited to the sofa. So it also makes sense to us to have the kitchen on the same floor as the front door. So, unfortunately, we are set in our ways here! Especially since the garden is really so tiny, not much playing will happen there, unfortunately, let alone roughhousing.

Thank you very much for the hint regarding fire protection and the dormer! Very important information. I had already written at the start that we could do without the dormer. So we will probably do that!

Regarding the chimney: We have agreed on that with the responsible district chimney sweep, since we were not sure whether it would work. But it does! The chimney is also marked in the plan. The flue pipe would just be longer (running through the technical room), but he said that is not bad at all for such a tall chimney.

@11ants: I really like the term “Mehrsinglehaus” (multi-single house)! Yes, that applies to the neighboring house. One apartment per floor; the footprint is about the same size as ours.

Also, we are not quite happy that the children’s rooms on the upper floor are so “square and practical.” We like having a few corners or even niches, actually. Does anyone have ideas? We also tried to create a few corners in the living room but were not satisfied. Do you have any input here?

One more question about the asbestos-paneled neighbor wall and the question of cost coverage: Does anyone have an idea where to read something about this? We have found nothing in neighborhood law, etc. And even the regional representative of the builders’ association did not have an answer!

Playing and roughhousing are basic childhood needs - if there is no room in the garden for more, the adults will just have to be content during this phase.


By the way, this generally concerns openings in and near firewalls, so a double casement window in this area probably as well. But you don’t have to educate yourself on the details: for your project I generally consider hiring an independent architect necessary, and he/she must a) be familiar with such matters, and b) I remind you of my advice not to have everything spoon-fed. As a sketch for a planning discussion, your drawings are already, in my opinion, too advanced. That means between now and our further discussions, the architect appointment should be arranged.
