Today's expert appraisers have not made flat-rate deductions for prefabricated houses for about 10 years, meaning that even in terms of service life, these massive houses are treated equally.

There was recently a Plusminus segment on the topic of prefab houses. The trick was also presented there. Not paying is not enough, you still have a construction contract with the company. Maybe not legal, but you have to sue about that first. Until then, you don’t have a plot of land from them, but you do have a contract with which they want to place themselves on another plot of land found by you. You may have already concluded another construction contract for that... Until the matter is resolved, you can’t make a serious calculation and you have much more stress than with housebuilding anyway. Therefore, have them provide proof that they actually have the plot of land, otherwise no conversation at all. And the house contract needs a clause that it becomes void without compensation if the land is not sold to you. If Massa Haus doesn’t agree to this, then you know where you stand.

If you have the time and inclination, please research in the press and on the municipality's websites whether the property really belongs to "xyz" or if they are just attaching themselves to already offered properties by others; house builders usually do this, and from my experience (about 2 years ago), "xyz" is no exception. Please be extremely cautious on this point; for legal reasons, I do not want to be more explicit. And please have the house construction sales contract reviewed by a professional before you sign it. These combinations involve a huge number of pitfalls.

Please list the disadvantages, or rather the pros and cons of prefabricated/solid construction, before my timber-framed hut collapses over my head. The construct of land/house provider is what is more worth discussing here.

Besides all the property issues. Just like with turnkey builders for solid houses, there are extreme quality differences with turnkey builders for prefabricated houses. We built with a local prefabricated house provider (about a year ago) and have been satisfied so far. It can look different with the company "xyz," though. My brother-in-law built with them around the same time as us. The experiences there are quite different compared to ours.

The houses that are hundreds of years old cannot be compared at all. The houses were and still are well naturally ventilated, have natural moisture regulation, and were built with building physics in mind. Today this is mostly no longer achievable.

Building materials like drywall, OSB boards, mineral wool, and styrofoam did not exist back then. There were no moisture barriers or vapor retarders in the built rubble stone foundations. By the way, those were not needed.

However, the smallest mistake in the construction execution of a prefabricated house later means massive damage to the building fabric. And whether the Polish subcontractors do everything right during the assembly of such a house can rarely be checked. Of course, neither can the local specialists.

A solidly built house forgives a lot more.

If you ever experience anything like water damage in a prefabricated house caused by back-pressed sewer water, a clogged drain pipe, or a burst water pipe, you will quickly learn the disadvantage of such a house.
