Yes, of course I read that as well. I just thought "ausnahmsweise" (exceptionally) only means "in exceptional cases" (when there's no other way) and not "I just want a bigger garden, so I'll plan the garage differently." But okay... if you say it's possible...

Let's wait and see. About 3 weeks left until the tender. I'll get back to you, then with the exact dimensions of the plots.

hm... that would be suboptimal ;) No one can predict or guarantee that. The fact is that the adjacent field is about 50-75m long, then come apple orchards, and only then the vineyards. I think they will leave the apple trees alone. The field? ... However, the roads are planned so that no "open dead end" is intended. In the municipality's master plan, 5(!!!) additional new development areas are already planned with a total of more than 120 building plots. That should be enough for several years – at least I hope so. By the way, the municipality has not even 13,000 inhabitants.

A call to the building authority helps to clear up uncertainties.

At the latest, your architect should be able to clarify or know such things.

I've already asked - nothing is planned. First, the 5 construction areas are planned, then (in many years) a new master plan will be developed...

With a floor plan that is initially supposed to be just a sketch, one shouldn’t be overly picky, but: while laypersons here usually draw stairs about twenty percent too short, your stairs are flat out half too short. Due to the central importance of the stairs for the overall floor plan, this is unfortunately a flaw that is not so easy to polish out.
