Land purchase of 319 sqm for 191,000 euros and house construction realistic?

Every house with its own territory. They probably couldn't make the plan more complicated. Do you already have an approval for the plot or is it just your desired plot?

With a wall height of 7m, you should be fine with 2 full floors, then a nice, large attic above. I only skimmed through it roughly, but you were tricked with the carport. You have to execute it as a flat roof and for flat roofs from 10 sqm (an individual carport already requires about 80% greening). 10cm substrate corresponds to 100kg/sqm roof load, plus the snow. You should already plan at least 5k for that if it comes.

Nine amendments to a development plan do not come out of nowhere. I already see the tenth one coming.

Asterix would say, they are crazy, those Karlsteiners. Apparently, the scope of this "9th amendment," which is probably further subdivided into micro-areas, is itself only a sub-area of an ancient development plan from 1983; an 8th amendment (the seventh was from 1999) at least does not exist online. The excerpt "9th amendment" replans the campus of a former nursery.

The provisions of the plan are contradictory: on the one hand, two full floors are required, optionally supplemented by attic or setback floors, whereby attic floors may be full floors, and the setback floors on the one hand are by virtue of an order both always full floors and still must not break the two-thirds non-full floor threshold.

At this municipal council meeting, substances must have been involved, as Jochen Malmsheimer so nicely put it. Regarding the principle of appropriateness, at least the fire has been played with here.

The plot is reserved for us and just needs to be signed.
I hadn’t considered the greened carport that way. I thought that only applies to a flat roof on the house; it didn’t occur to me for the carport.




Could this become a problem for us? I would prefer a normal gable roof.

However, it is not the end of the world to green a carport. Look for Weka Tirol, currently available at Hornbach for 2,700 EUR including delivery, of course as a self-assembly kit. Roof load 300kg/m², that is more than enough.

If you have something like that built ready-made, including greening, 5,000 EUR will not be enough.

According to the letter of the development plan, it also applies to the carport. I’m not yet sure whether the municipality collects exceptions and makes a plan amendment after every full dozen.


The contradictory regulation on the number of floors only makes the plan "questionable"; disturbances to its validity should be fixable through the building inquiry process. Do you have the opportunity to get to know the buyers of the other half plot beforehand (and have already browsed and understood the reading tips from my post)?
