Land purchase and house construction too risky in the current situation?

Giving advice is difficult. Everyone has to decide for themselves at some point. I would go through with it: A) Getting building plots is difficult. And it will remain difficult in the mentioned price range. B) Equity is very good. C) Income fits. D) Building prices are currently high – but: It is becoming apparent that significantly (!) less is being built (reasons: rapidly rising construction costs and increased loan interest rates). Providers are likely to have capacities available again in the short term. If you do not have a hillside property, skip the basement: That would certainly give you enough buffer.

If it is your wish to stay in the town and the property meets your expectations, then go ahead and do it now. I think that plots of land will be rather scarce in the future. The still undeveloped areas are not available infinitely. The storage problem can also be solved in other ways. I would rather do without the cellar and other frills than without a suitable building plot. And some things, except the cellar, can also be tackled later when money is available again.

I can confirm that. We practically just move in. But everything has to be checked as well, despite the construction manager from the general contractor and the external construction supervision. I am on the construction site almost every day to look at everything. After all, it’s my money that is being invested here.

I don't understand. If you have a surplus of x per month, then you can buy quite a bit again by multiplying x by the period = savings performance? (Garden, terrace, fences, etc.) - the important thing is to move in.

Yeah, currently, but not if the installment is being paid… you probably have an almost million-euro project on your hands (40k€ basement :oops: ), you won’t make big leaps anymore… with kids…
