Hello dear house and kitchen experts.
We are currently planning our little house and after 3 months we almost have the floor plan.
Due to low knee walls (eaves height development plan) we are planning a third gable with 4 floor-to-ceiling windows (all symmetrical). A room will go in above and the adjoining rooms will get additional windows and storage space. So far so good.
Downstairs the kitchen is supposed to go in, with an exit to the terrace (which is southwest). The terrace should go around the house up to the living room.
Now the problem we are struggling with:
we want to be able to look outside while working and not always stand with our back to the windows.
Because of the floor-to-ceiling windows, the available space there is limited.
You have an L which is "inward" oriented.
The idea was also a kitchen island
that you can approach from different sides.
However, you still have to maintain reasonable distances and be able to reach the windows (for cleaning).
We just can’t make much progress and the frustration is growing... even though we should actually be happy.
We have also considered expanding the kitchen slightly at the expense of the hallway. The house should not become much wider due to the distance to the neighbor. Currently about 6m as there is still supposed to be a terrace.

I would really be incredibly grateful for your help and suggestions to optimize this.
Trapped in our own planning. The squaring of the circle?

I have attached the floor plan with the kitchen island variants. A bit rough in pencil but the product of longer consideration.

Best regards, Helene

P.S. Note: Transom windows could be difficult due to being very low and because of the look as a door should be able to open.

If I understood correctly: Do the windows in the kitchen have to be floor-to-ceiling? You would have significantly more workspace and easier planning.

Hello Uwe, thank you, I have attached a picture of how it currently looks from the outside. Otherwise, it seems quite asymmetrical up there since there are also 4 windows (I may have described it unclearly). Brick-clad classic gable roof house with a modern gable...

For me, the view is screaming not to have floor-to-ceiling windows at the bottom...

Sorry, but I don't think the appearance is a reason to insist on it

One reason is also the terrace exit. Since it is a north-facing property, the possibility should exist to also use the southwest side.

Regarding the floor plan, because the kitchen depends on it. I think it will already be too tight with the staircase. The planned stairwell from you belongs to an emergency staircase. Therefore, if a professional makes corrections, a different floor plan will come out anyway, or there will be even less space for a staircase there. However, if the plan is implemented accordingly, 3.25m raw construction dimension is far too little to accommodate an island. I would advise switching the living area and kitchen. Nevertheless, I am also not convinced by the views with the number of narrow windows. It is fine to use 2 to 3 narrow windows as accents and lighting, e.g. in the stair area or at the end of a corridor, but they will not offer much of a view (consider the frame thickness, a frieze is also about 10cm, the frame adds to that). Also, one should plan for a bit more clearance, as one sometimes wants to walk through the terrace door with a tablet. In bulk on a small area, it is certainly not a positive eye-catcher... I would reconsider that! Edit: one is literally overwhelmed by the symmetry.
