We are still under construction but have done the following: * Planning-wise, 2 residential units in documents for the authorities * Separate electricity * Separate ventilation system * Separate stairs and house entrance * Limestone wall to separate the residential units * Additional parking space * Care taken with cable routing and room planning to avoid noise. The granny flat is in the attic * Appropriate quiet floor coverings in the granny flat * Provision for complete separation of electricity and water for the two-family house
For this you get: * Additional KfW subsidy * Special depreciation for new residential buildings (tax) * Linear depreciation
I found the requirements for a granny flat very vague. Also regarding the ventilation system. We just wanted to have it separate. I couldn’t find out if that is necessary.
The planning somehow entails many things which, as I think, later on—for example in a conversion—can hardly be achieved.
